Should You Consider Listing Your Home For A Lower Price When Selling Your Home By Short Sale?

This has been on my mind for awhile and I want to talk to homeowners who are thinking of selling their homes by short sale. Folks, as your Realtor it is my job to get you the best price the market will allow. That goes for any home I list, not just homeowners who have equity.

Selling your home by short sale is no different that selling your home the traditional way. You must put your best food forward, take care of your home the best you can and hire a Realtor who will market your home, and get you the best price any other seller could expect to have. What I expect every seller to do is keep the utilities on, and remain in the home until we are able to secure short sale approval. It is your responsibility to keep your home in good repair as best as possible. It is still your home until it goes to settlement and it is your responsibility.

Don't sell yourselves short just because you cannot afford your mortgage! That is crazy!!!!

Beware of anyone who suggests you list your home really low and says "We only need one contract to send to the bank!" The price really doesn't matter the bank will decide how much the house is worth!

Say What?

I have had several inquires from distressed homeowners who are asking questions. People who and who are exploring what and how a short sale is done. I keep hearing that they were told just to sell it under market to get a quick sale that they only need one offer to start the process!

Yes, a seller only needs one offer, however you want it to be a Fair Market Value

"My take on this is, it serves no one when a homeowner lists their home for a ridiculously low price just to get the short sale process started. In my opinion this is extremely bad advice."

Let's say you did that. You acceped an offer, sent it to the bank, and then months later after everyone has been anticipating short sale approval the bank responds and says we need to sell the home for tens of thousands more or we just foreclose. Everyone looses in that situation. Not only you, but your neighbors, the buyer and the buyers agent, the title company, the loan officer and everyone who worked so hard for months trying to get your home to settlement.The only person who could possibly benefit is your listing agent who has been getting all those phone calls from buyers who are bottom fishing for a good deal.

Here is important fact. Anyone can sell a home under market! It is always best to list your home with someone who knows the area well, knows the fair market value in your community and who has a track record of getting short sale homes to the closing table.

Think about it this way.

Let's assume your home value wasn't upside down. The Realtor determines that if you sell your home for Fair Market Value or just a tad below, you would realize a $100,000 profit at settlement. You would be thrilled. Right? Now just imagine how you would would feel if that Realtor said to you, I think you should just list it for $50,000 under market just to get a quick sale, because it really doesn't matter. My guess is your response to that idea, would be to kick that Realtor to curb so fast it would make their head spin!

There is a better way, and one that you can still hold your head high when you sell.

I Feel Bad For Home Buyers Who Are Constantly Searching For A Better Deal. Hind Sight Is Always 20/20!

How unfortunate for the home buyer(s) who fall in love with a home, wants to write an offer and doesn't because they feel there are better deals out there. When a home buyer is interested in a home, typically a good Buyers Agent will look at and go over all the homes that have sold nearby in the past three to six months with the prospective home buyer. In the case of the home I listed a few weeks ago at 12496 Sulky Ct in Lake Ridge VA much of the Buyers Agents feedback was, nice house, great condition, however the buyers felt it was overpriced.

We can't blame the Buyers Agents, they are powerless and have no way of showing the buyer how the home looked when it was a foreclosure compared to the house they see today. Buyers do not trust and believe sellers are just being greedy. "It doesn't help that the information on the previous MLS Listing has no photo's and very little written in the description. This is where Listing Agents do a huge disservice to their clients and the community and the real estate market as a whole. Let me go on record to say I hate lazy listing agents!"

When I listed this house, I knew I was faced with a huge challenge. The homeowners had only purchased the home about six months earlier as a bank foreclosure. They were asking $345,000 when it was advertised as For Sale By Owner. I knew that was too much, however I was impressed with the quality of workmanship and how much the homeowner had done in six months. The only reason they were moving is because they needed to relocate. They were heart broken knowing they had sunk more that $70,000 into renovations. The tricky part was they had only purchased the home for $237,000 a few months before.

I met with them and I agreed to list the home. We listed in MLS for $330,000.

Traffic was good, the marketing brought several dozen buyers into the house within the first two weeks. "That said, even though many buyers loved the home, but passed thinking they would find a better deal and that just maybe the seller would come down in price over time. WRONG!"

In the end two smart home buyers who saw the value of buying a home in Lake Ridge Virginia made offers. The homeowners accepted one and the home went under contract.

Now comes the nerve racking part. The Appraisal Process. As the sellers agent it is my job to coach them on their options and to help them get their price.

I asked the seller to place Before and After Photo's on the dining room table for the appriaser
I pulled the most recent comparable homes sold with interior photo's on the table as well.
I asked the seller to draft up an expense breakdown of all of the improvements he had made in the home since they bought the home.
Then we all kept our fingers crossed.

This weekend I was able to call the sellers to tell them the good news! The home appraised for $330,000! Exactly what I listed if for. So yesterday I was able to change the status of the home in MLS to Contract and now they are heading to settlement at the end of the month!

The Moral Of The Story.

Buyers: if you like the house and it fits your lifestyle and you can see yourself living there for the long haul. Put in an offer. Don't pass on your dream home just because you think it is overpriced. Let the appraisal process do what it is suppose to do. Determine the Fair Market Value.

What A Difference Selling A Relocation Company Owned Home, Compared To A Bank Owned Home!

After an exhausting house hunting trip last weekend,my relocating clients found one the really liked. It was Vacant and Ready for a new owner and it was gorgeous from top to bottom. The home was listed by Prudential, Simpson & Associates in Stafford Virginia and owned by Prudential Relocation.

After much discussion," I helped my clients craft an offer on the property." The process was remarkably fast. With the use of Docusign ,I submitted the offer for my clients early Thursday afternoon and by close of business we had a counter from the relocation company. Along with a complete copy of the home inspection report, the termite, the well and water tests, and the radon test! Everything was in order and deficiencies had been corrected prior to Prudential Relocation taking ownership.

So in less than 48 hours, I was able to call my wonderful clients and say "Congratulations You Got The House!" They will move in, in less than 30 days!

I wonder what today's real estate world be like if Big Banks had systems in place similar to that of relocation companies?

For Sale By Owner In Lake Ridge Virginia Called Erick and Company For Help...

Two weeks ago, I received a call from frustrated homeowners who were attempting to sell their home For Sale By Owner. They were successful in getting a few people to visit the home from a Craigslist posting they did and that resulted in a home buyer making an offer on their home. However, on the way to settlement, they got a call and the buyer wanted out of the contract. Because the homeowners did not have the skill and the tools to hold that buyer in place they not only lost time on the market they lost the contract deposit as well. I'm sure you can imagine their frustration.

"What all sellers need to realize is. Getting someone to make an offer on your home is not the hard part. Ask any Realtor and they will tell you keeping that offer glued together and moving forward and getting the purchasers to closing is the hard part! Realtors have the tools and the skills to get the job done!"

How did the homeowners find me?They found me on the Internet by looking for someone who could sell their home fast in the Woodbridge Virginia area. When they landed on my real estate blog and read about me and our successful sales in the area, they called me. When I arrive at their home, they said " Thank you for coming over. Actually we feel like we know you already,I love your blog."

I sat down with them and showed them how we market homes and what strategy we would use to sell their home. House Hunting Without Being Preapproved For A Home Loan Is Like Going To The Grocery Store Without Your Wallet!

Local Loan Officer Suggests To Buyers Just Go Look....

I met a young couple this week, who had contacted a local loan officer they had been referred to, to get preapproved for a home loan.The Loan Officer tells the caller, I would love to be your loan officer. Once you find the house call me and I will give you a lender letter and good faith estimate. Humm..

So the couple comes to meet me for a day of househunting. When I ask for a copy of the lender lette the wife says " the loan officer said we are pre-approved up to $500,000. We kind of know what the payment will be". When I asked why he wouldn't give them a lender letter. She said" he said that if he gives us a lender letter that is to low or to high it will not do us any good. Because you really need a lender letter that matches the contract."

All she had from the loan officer were notes scratched on sticky notes as he talked on the phone!

When I asked why he wouldn't give them a good faith estimate ,the buyers told me he said "you don't need that now, and then he gave them a round about number. When she pushed him he said he was heading out of town for the weekend and he would get back to her on Monday or Tuesday!

Of course during the househunt we found "THE PERFECT HOUSE!"

They decide to think about it overnight. Sunday mid day the they called to say....we want to write an offer, however the loan officer isn't answering. With no time to waist since it is a Bank Owned home and the offer needs to be submitted first thing Monday morning, I spring into action and say call Markita Aldridge Woods of Westar Mortgage and I know she will be able to get you everything need.

Within an hour they were interviewed, documents were emailed back and forth and we had a lender letter in hand to be able to present the contract.

These were home buyers with awesome credit scores, the cream of the crop type buyer that every loan officer loves to work with.

Folks when you are looking at buying a home, remember it doesn't cost you a penny more to work with a Top Producing Realtor and A Top Producing Loan Officer who are experienced who use today's technology to help make your home buying experience as stress free as possible.

I'm am very sure, the next time this family hears someone say, I need to get preapproved for a home loan, do you know a Loan Officer ? They will be more than happy to say "we sure do!"

Woodbridge Virginia Area Roofing Company Helping Homeowners Remove Heavy Snow..

This is a big shout out to Consumer Construction in Woodbridge Virginia, who is helping homeowners remove snow from roofs! Five men arrived in two trucks with all the professional tools for the job. Harnesses for safely, shovels and ice picks. In two hours they had all the heavy snow removed from our home and they even cleared all the entryways for emergency exiting if needed. They did a remarkable job!

I am sure they will be helping many homeowners in the area. Neighbor after neighbor came over to get the phone number to call and schedule service.

The Ice Jams that are forming from the heavy weight of the snow on the roofs is causing significant damage to many homes. A the first sign of leak, the insurance company will tell you "do what you have too to safeguard your home as to minimize damage." I was shocked when even in my custom built home I began to see evidence of a leak in the Master Bathroom.When the leak first appears and the sun is shinning I knew the water was not going to stop. So I grabbed a screwdriver and a hammer and poked holes in the ceiling to release the water. Hopefully that will be the extent of the damage. Yes that is water flowing from the ceiling and by the grace of God it was directly over the master bathroom tub!

Several neighbors who stopped at my home when Consumer Construction was taking the snow off the roof, stated they had significant leaks, one man said his kitchen ceiling collapsed! His insurance company said remove the gutters if need be.

Insurance companies are flooded with calls. We have Nationwide and the earlies an adjusted can come is mid week next week. The first contractor they suggested ( A Blue Ribbon Contractor) said it would be at least three weeks before they could get out.

If you need help you can also try posting an ad on Craigslist Gigs Section for a roofer or someone to remove your gutters.

"As bad as this February 2010 snow has been, it is a blessing to so many who's services are tied to the housing industry.With this storm contractors now have work, painters will be in great demand, landscappers will have amazing summer sales as the snow gives way to green lawns and damage bushes and tree's."

Wow...I received my Exit Success Card in the mail this week! I couldn't help myself, I started hitting the Staples Button that sits on the edge of desk.

That Was Easy!

What is an Exit Success Card? Well, Exit Realty calls it mailbox money, however if you live in a high cost area like the Northern Virginia area, it's a lot more than mailbox money. It's mortgage money and car payments and money for my retirement account!

As an Exit Realty Agent when you invite/introduce another agent to Exit Realty and they join, you will receive an Exit Success Card.( that is of course if they mention your name) the Exit Success card is a Pay Card! Every time your sponsored agent closes a real estate transaction, Exit Corporate deposits 10% of the gross commission dollars collected onto your Exit Card.

Yup...you read that right!

In our area, let's just take the average sale of $250,000.Imagine a $250,000 Sale with a three percent commission. That's $7,500 Gross. Well Exit Corporate calculates 10% of that and makes a $750.00 deposit onto your Exit Success Card. This happens for each agent you sponsor and you can earn up to $10,000 per year- per agent! Depending on who follows you to Exit, you could have a significant cash infusion very soon..on your Success Card.

Well I don't know about you, however that extra cash can help me grow my real estate career and help balance the ups and downs of commissioned income.

I wish I had known about Exit when I started real estate, I'd be retired by now. "In my opinion Exit Realty is the best real estate company I've ever seen." Speaking of retirement, guess what? Exit continues to send you money after you retire ( as long as your sponsors are still producing) The deposits are reduced to 7% of the gross commission, however when your traveling about or visiting with family, money still comes in. And if you die....well your family member is still cared for. Yes we can name a beneficiary and that person will continue to receive your sponsored agents bonus money. The payments are reduced to 5% of the gross commission but isn't nice to know that money still flows in to your loved one! To me that is huge.
