I don't know about you, however when I go shopping at the local TJ Maxx or Marshalls, I know when the new stock comes in, that I have the best selection. I am thrilled when I get to look at the newest products first, and I am not looking at left overs or things that have been past up by others over and over.

Frustrated Homeowner Learned The HAFA Short Sale Option Was The Answer To His Problems..

It was back in November when I received the phone call from the homeowner at 15000 Alaska Rd in Woodbridge Virginia. The homeowner was frustrated. He explained that he had previously entered into a loan modification with his Chase Bank only to fall behind once again. His bank suggested he do a short sale.

Below you can begin to see the problem. His home value dropped from $399,900 to less than $135,000.

This time he did his research online and decided...that just maybe he'd been going at this wrong. When he called he had a lot of questions. He looked for a local real estate agent that he thought could sell his home. When I arrived at the home, I first asked what information had his bank sent him. There were many unopened packages. In those federal express packages was the answer to his problems.

Chase Bank had sent him not once, but twice HAFA Applications.

I sat with him and helped him fill out the applications and I shared with him, that I would get it done. The thing is I am the kind of a Realtor that wants to shore up and help neighborhoods maintain home values. I believe it is critical for a real estate agent to list the home at Fair Market Value regardless of whether the home is being sold by short sale or not. Some homes need to be priced lower do to condition. But most homeowners love their home, do not want to move, they have fallen on hard times or received a transfer. Their is still pride of ownership.

As you can see, I still use my normal marketing campaign to sell a short sale. This home received offers within 8 Days! The seller ratified an offer and he received short sale approval withing 60 days!

Even better....he will receive a $3000 check from the HAFA Program to assist him with his move and help with deposits for a rental apartment.

Currently there are 16 Foreclosure Homes Active For Sale in the Lake Ridge Virginia Area.

Just yesterday, a Lake Ridge Virginia homeowner asked me when the real estate market was going to improve enough that he could sell. Turns out his perception of the real estate market was skewed a bit. He just assumed the local real estate market conditions were bad since he keeps seeing those yellow signs in the median strip on weekends advertising Lake Ridge Foreclosures.

Imagine his surprise when I said, currently there are only 16 Foreclosures For Sale in all of the 22192 zip code area.

Turns out, I uncovered that not only could he sell, he could sell for a profit. I think is one person who slept well last night just my dog CJ.

Needless to say, he was so relieved.

That is just one more example of never assume. While you are stressing and worring, you just might learn that home values are up enough that you can sell. Just maybe the dream you have had rolling around in the back of your mind....can be put into action.

Monday Morning Update-I've got great news for local home buyers and sellers today....

What's Happening in The Luxury Home Market Between Woodbridge Virginia and Manassas

Home buyers searching for luxury homes priced between $500,000 and $1,000,000 is up. This past weekend I experience something I have never witnessed in my twenty year career. The open house I hosted for 12280 Tilney Ct, in Lake Ridge Virginia priced at $845,000 had more than forty visitors.

Even better, their have been she Realtor showings this week, and another couple is coming back to take a second look.

So, that might make you wonder. "What's happening in the luxury home market" Especially in area's where you own your home such as Lake Ridge, Hunter's Ridge, Meadowbrook Woods, Coventry Glen, River Falls, River Falls on The Occoquan,Deer Valley, Holleybrooke Estates,Gingerwood, River Bend, Classic Oaks, Fox Hollow, Omisol Estates, White Oak Estates, Ellis Plantation, Barrington Pointe, Westridge, and Crestridge.

Currently in the 22192,20112,and 22193 zip code area there are 32 Active Luxury resale homes For Sale.Of those five homes are being sold by Short Sale and currently there are none being sold by Foreclosure. The market is trying to correct. I have seen homes that were sitting on the market for a long time quickly go under contract in the past week. It appears if you want to buy a luxury home in any of the above mentioned neighborhoods, you may want to consider getting set up on Automatic Alerts. I can do that for, you contact me and tell me what you are looking for, and I will make sure you at least know that it is for sale.

In the past nine months or so, 56 luxury homes have SOLD! Sellers are having to pay some closing costs, however as inventory dwindles that begins to shift and you may not have to pay for the buyers closing cost. That will depend on how well your home shows, and how competitively you are priced.

I've seen a lot of homes in my day and very few surprise me. Well let's just say " my jaw dropped when the homeowners gave me a tour." The home is nothing like the homes we've sold in the neighborhood in the past two years.

The only thing that came out of my mouth was " Oh My!" Real Estate Foreclosures in Woodbridge Virginia area.

People ask me all the time "how do I find real estate foreclosure homes in the Woodbridge, Lake Ridge Virginia area." My answer is simple, we can sign you up to receive automatic alerts. Then every time a new foreclosure MLS Listing is entered into the Realtors multiple listing service, you get notified even before I do. It's that simple. So share with me what you are looking for and I will immediately set up your custom search.

Currently today 1/12/2012 the Woodbridge Virginia area has over fifty(50) active foreclosure homes for sale. The lowest price condo townhouse at $63,000 and the highest is a brick front NVR built single family home in Dawson Landing with over 3200 finished square feet and a three car garage offered at $449,000! So there are some deals out there.

Things you need to know:

All foreclosures, bank owned homes are sold "as is"
In some cases utilities are not on and further damage is being done- "Sumps not on, pipes freeze, vandalism" It's happens.
Buying a foreclosure home is not for the faint at heart. Many will require at minimum new flooring, a fresh coat of paint, sometimes new appliances and drywall repair. ( many are missing appliances and wall speakers)
Banks typically have done the appraisal process and know the fair market value of the property. In many cases we see homes that were previously under contract pending short sale approval at a lower price, only to learn that sale fell apart, the bank foreclosed and now the home is being sold for more.

So that brings me to the next point. If you are a flexible patient buyer, making an offer on a short sale home may be the way to go. Short Sales handled by experienced short sale agents typically go to settlement. A short sale can take up to six months for the homeowner/seller to acquire short sale approval from their bank. That said, these homes in many cases have someone still living in the homes. The homes are still sold "as is", you are less likely to run into catastrophic issues after settlement. ( at least that has been my experience.)

Now, if you are relocating the area, or you want a move-in ready home you will need to start early this year. Why? Resale inventory is very low here in the Woodbridge, Lake Ridge and Manassas Virginia area. In fact it is worse in Alexandria. This week I have been assisting buyers who are looking for a single family home priced between $350,000 and $500,000 and let me tell you the selection is dismal at best. They are in shock! Worse, they put an offer in on a property and another buyer won the bid. It happens.

Zillow said it was valued at $620,000 the pre-appraisal said $509,900 based on condition...So What Did It Sell For?

So how does a homeowner figure out how to price a home in today's real estate market?

Well, here in Prince William County Virginia that can be tricky...

Why?

Well let's take a look at 12290 Pondwater Ct, Woodbridge Virginia as an example. Zillow is reporting the home is valued at around $620,000. Yet the appriasal the seller got before he listed by a certified appraiser was only $509,900!

How can the two values be so far apart?

Well when the sellers called me to list their home, I had already sold two similar homes

in the community.

Both were on acreage, one was updated on a corner lot, the other was not updated, however

has amazing street appeal with a stunning floor-plan and massive deck. Each were different yet in next to each other.

The home on 12291 Tilney Ct,Lake Ridge VA was listed for $629,900. We had an offer on the home however in the end the VA Appraisal came in lower and the sellers agreed to sell the home for the fair market appriased value of $575,000. By the time I took the listing the relocation company was involved and they said..just sell it. Note: this home only had updated baths and granite counters, it was on a corner lot with virtually no rear yard.

Fast forward to 12291 Tilney Ct- This home had amazing street appeal, however the buying public was devaluing the home since everthing was original to the home except for the granite counters and the newer roof. This home went unsold with previous attempts to sell above $600,000. When the owner called us to list it, I said, let's drop the price to for $589,900. In the end the home went under contract in 55 days and it ultimately appraised at $565,000 and the sale went through.

Fast forward to 12290 Pondwater Ct. When the sellers called I requested that they have an appraiser, appraise the home before we list. The home was three sided brick, had a huge waterfall and massive fish pond in the rear yard. The home would have to sell by Short Sale since the sellers purchased in the height of the 2005 real estate market. That appraisal came in at $509,900!!!! Say what?

"Maybe another agent would have listed that home for $509,900 but there was no way, I would do that to any owner, no matter what community it is. A good Realtor will look at everything including current market conditions to come up with a fair list price. Just because a seller by short sale, doesn't mean we need to sell it so low....it is still an acreage home in a great neighborhood in good condition."

So,I took the listing and we priced the home at $599,900. The sellers were transferred, not late on payments.We recieved two offers within two weeks. One was from an investor offering cash. The offer was $350,000! I'm not kidding. Well, the seller as well as myself were only two happy to reject that offer. The second offer was from folks who were relocating further north from the Stafford Virginia are due the traffic hassles. The BRAC realignment was causing the couples commute to be an hour longer each way. They had, had it!

So they made a reasonable offer of $575,000 based on the comparable sales. The seller accepted that offer and it was submitted for bank approval. Seven months later the home closed successfully at $575,000. ( there is nothing short about a short sale!) So in essence, the house sold for more than pre-appraisal and I feel that I helped shore up the neighborhood values by not listing at the $509,900 price that others may have. You decide...

Fair Market Value is based local real estate market conditions, available financing, condition of the home, marketing and negotiations. Homes that are "Regular Owner, Healthy Sales" in good condition will command the highest price. Don't always rely on Zillow, or a recent appraisal for Fair Market Value. When You Think You Want To Start Looking at New Homes....Make Sure You Have Your REALTORS® Card.

Just a quick reminder to any of my readers who are thinking they may want to buy a New Home this year. There are so many builders and floor-plans and communities to choose from now that new home builders have secured many amazing lots as the economy was in the tank.

This is all good news for you all. But, please remember when you visit a New Home Model and you go inside and they have you sign that "registration form". When you do, you give up the right to have Buyer Agent Representation if you do not name your REALTOR® at that point.

Why- Builders are just like For Sale By Owners. The person working on site in most cases is not a licensed REALTOR®. They work for the builder and the builder alone.

I used to work as a New Homes Sales Manager. What you need to know, is there is no cost for you to have a REALTOR® representing you. I will not only help you, I will be able to coach you on your options. When and if things get a little stressful between you and the builder,throughout the building process, you will always have representation and an advocate working to help you.

So call me and share with me what you are looking for. I will in return send you a stack of my cards. That way if you are out and about and happen to stroll into a builders model, just hand them my card. The sales person will immediately take you as a serious prospect, someone who has all their ducks in a row and they be less likely to interrogate you for information.
