Lake Ridge Virginia Real Estate News: Virtual Showings versus Physical Showings...

Virtual Showings versus Physical Showings...

Virtual Showings are all the clicks and views and forwards we can tract online.

Physical Showing is actual foot traffic that cross the sellers threshold to take a look at the home in person.

Real estate agents with systems in place can tract this information and help the seller decide how best to proceed with marketing their home For Sale.

In today's online world, consumers can view homes For Sale on all the major portals, such as Zillow, Realtor dot com, Homesnap, Redfin, Truila, Mobile Apps and so on.

In the old days twenty years ago. Listing agents had to  rely on  the sign in the front yard and maybe an add in local newspaper. The rest was left up to networking with other agents around town.

Fast forward today. This is the example of a Facebook boosted post. With just $10.00 for a few days I can advertise a home online. As you will see below we can measure how consumers like the content. If they are interested the consumer can click for details and learn more about that home.

For example on the home below we had a budget that week of $10.00 The results were good.

  • 35 Photo Clicks
  • 89 Link Clicks
  • 13 Post Likes

marketing homes on facebook

But the better information for a real estate agent who is a marketer is the people part of the data. You can see below that 85.2 % of those looking for homes on Facebook were women between the ages of 25 and 44. This information helps us with how to market the home. Who might share the content to their friends, family and Facebook feed.

online marketing Realtors use

I receive updates from Trulia, Zillow, my own website Twins Selling Real Estate , blog posts, and Facebook how many people are looking at a home.

I know something has to be done when Virtual Traffic is high and Physical Traffic is low.

For example as your Listing Agent I can see how many people have SAVED as a Favorite and they are watching your home online. Why are they watching.

  • Pending house hunting trip
  • Lease doesn't end for several months
  • Their home is on the market and hasn't sold yet
  • They may think it is price to high and they are waiting for the price to drop

So as your Real Estate Agent who is listing your home, you can bet I pay attention to how your home is performing online. When you ask me, why aren't we getting showings. I don't have to say " I don't know"

I continually throughout the listing period tweak your marketing. Keeping the content online and fresh for the home buying consumers mind. The reason is simple. Home buyers may bypass your home because of the way it looks. It is not what they had in mind to buy. Yet if I keep changing the photo's and the verbiage in the listing and on Facebook, Google+ and in all the advertising  the goal is to get the  consumer to  say to themselves. "I think  this is the home I looked at before. I wonder why I passed over it?" The more times they do that, the better your chance is they will cross the threshold.

Fact: Listing Agents have no idea where the Buyer for your home will come from.

There is no secret, no magic bullet. No guaranteed buy that you can depend on to give you top dollar for your home. What Sellers need in today's real estate market is a local REALTOR who knows the area well, who knows how to marketed online and who will "FLAUNT YOUR HOME ONLINE!"
