Prior to 2015, the answer to that question would have been only if they met with a potential seller or talked with another local REALTOR® who knew of a home coming on the market soon.
That has changed a bit in 2015.
Now, the MRIS System allows real estate agents to enter a "Coming Soon Listing" into the MLS System up to 21 days in advance of being able to be shown to the general public.
So how do you a prospective home buyer get access to these "COMING SOON" listings online.
They are not populated online. They are not on sites such as Realtor.com, Redfin, Trulia or Zillow. The only way you can learn about these homes is to hire a local REALTOR® that you trust who can help you find the home that is right for you.
Once you align yourself with a local REALTOR®, and you sign an Exclusive Buyers Agency Agreement. Your Buyers Agent can then set you up to receive advance notice of these homes.
This is one of the benefits of aligning yourself with an Exclusive Buyers Agent. Their job is to help you find what you are looking for. A home that meets your wants. needs,expectations and lifestyle. They will be working hard for you when you are busy at work. ( You still have to make a living and remain focused on work...and they understand that. ) Because trust me, real estate can be an all consuming endeavor. It is emotional, exciting,scary and exhausting if you are not finding what you want and need. They will set you up to start receiving alerts to all the home that are in your price range for preferred search area.
"Right now today, there are more than twenty eight coming soon listings in the MLS. I just put in three. Two single family homes and one end until townhouse. "
The only way you get to see those "COMING SOON LISTING" listings is by hiring a Buyers Agent. According to MRIS, you must sign an Exclusive Right To Represent Buyer form and that agent has it signed by the Broker and it keep on file. That is your promise from the Buyers Agent that they agree to work for you and your promise to work with them. Now you can have access to all new listings coming on the market. That said, the homes are not available to be shown until the day they roll over to ACTIVE in the Multiple Listing Service. The benefit to you is you get a chance to drive by, take a look at the lot, the exterior, the neighborhood to see if this is a home that would meet your needs.
Just know as the busy Spring Market approaches, real estate agents all across Northern Virginia and Prince William County Virginia are meeting with sellers everyday. These are homeowners,
ho are making the decision to move in 2015. The "COMING SOON" status gives the homeowner time to touch up paint, de-clutter,
pack boxes and even make recommend repairs prior to listing a home.
So if you are driving in a community where you see a "COMING SOON" sign.
Just write down the address and call your Exclusive Buyers Agent and they will be able to find out more about the house in question.
