Did you know that REALTOR'S® have access to "Coming Soon" Listings that you cannot find on the Internet?

That said, that is the exact reason you may want to consider aligning yourself with a good local real estate specialist. 

For example our team The Twins Selling Real Estate has met with six homeowners      already in January who are coming on the market within the  next 15-20 days. Now think about that. We are just one real estate team out of hundreds that are meeting with homeowners who are thinking of getting a jump on the 2015 spring selling season here in Prince William County Virginia.

As REALTOR'S®, get signed listing agreements from homeowners. The listing agents have the option of ordering the sign, placing a Coming Soon Rider on the home and entering the home into the MLS Database.

Sheila- this is a new change in our industry and one that agents are now embracing. I can see Coming Soon listings on MLS this morning. The goal is if an agent interviews a seller. And the seller is just getting the house ready for market. Then agents can enter them into this special category in our MLS. It a

win, win, win. For Sellers, Buyers and local real estate agents.

As an agent in Boise, Idaho, I was slow to embrace the coming soon listing until our MLS required the seller a Waiver of Benefits form first.  That form essentially tells the seller the benefits of full expsosure in the MLS will typically result in more exposure and a higher price.  That keeps some of the agents that used the Coming Soon option as a way to try to double end the transaction first.  I have started using the Coming Soon signs when my clients want the home up immediately and I want to get the professional photographs taken, custom signs, flyers, virtual tours,  and websites built first.

Jim Paulson- I hear you loud and clear. That is something for sellers to consider even here in Virginia. That said, no showings can happen during the COMING SOON status period. As for double ending. In our office we do not Double End or Sell Dual Agency. We prefer each person have their own Buyers Agent.
