She asked "Why in the world would someone put their home ..."

Yesterday I was crossing my front yard with a camera in hand to go photograph our newest listing in Westridge Subdivision.  A car pulled over and the woman rolled down her window and asked is that house coming on the market? I said it sure is. She looked puzzled and asked " why in the world would someone put their home on the market heading into the holidays and winter?"

I smiled and explained many people need to buy and sell homes regardless of the time of year. She looked at me with a puzzled look. I explained that actually in our current market conditions here in Eastern Prince William County Virginia,  it may be the perfect time for homeowners to consider listing their home for sale.

For example. I pointed to the home in question. I explained that currently there are less than a dozen homes for purchasers to choose from in the Lake Ridge Virginia and surrounding area's when looking for a move-up home under six hundred thousand dollars. Inventory is very low right now in the Woodbridge Virginia area. With interest rates so low, and the home prices correcting. Many homeowners who have been thinking about purchasing a move-up home have watched home prices rise and are fearful that the historiacall low rates will soon be gone and they might be priced out of the market.

Peggy - good points. Nothing like a little snow to tidy up the yard and add a bit of curb appeal. Can be a great equalizer.

Good Morning Larry, "tidy up the yard and ad a bit of curb appeal?" I've never thought it of it that way. Here in Virginia any amount of snow even a dusting can cause a total shut down. ( Stop laughing!) However, being so close to Washington DC and all that could or could not happen this year as well as the relocating people who get their orders soon. All need homes to buy and rent. Over the years December has been a very good month for closings. Everyone wants to sell in the current tax year.

However the house in the photo is mine. That said I am listing the one across the street and it is beautiful someone can actually move in before Thanksgiving!

Lucas- your welcome. With the rates being so low, and many homeowners not able to refinance. Some are just saying, fine we will just sell, move on with life and find another house at today's low rates.  Isn't that something, people opt to move because banks will not refi their current loans. For some sellers, breaking even is enough. For other they just want to relocate and buy another home in a warmer climate such as your neck of the woods in Ft. Lauderdale and Miami. I just helped homeowners with a referral to Tampa Flordia.

Regardless. Where I work everyday and the types of homes I list means there is a new move-up home for someone who is ready to buy their next home.
