Your home is now for sale. My question is why do you insist on....sabotaging your chances of selling it!
Seriously your home is your home, your castle. You have every right to be proud of it.
That said, let me help you understand something.
When you greet a potential buyer at the front door and begin sharing everything about your home, chances are you just turned the buyer off!
When selling your home you the seller control, price, terms and condition. (if you insist on getting in the way, it will take longer)
Recently, I was out showing luxury property to a well qualified buyers who are making a buying decision. We saw several properties. One of the homes was an appointment only show. (Sabotage Act I) It took three sets of phone calls just to schedule a showing. There was no lockbox. Again..this is a seller who is trying to maintain control. (Sabotage Act II), then when we got to the home, someone answered the door and the dog was barking and causing a drama at the entrance ( Sabotage Act III) and finally within a minute of us arriving a car sped up the driveway and the person came to the front door and began telling us everything about the house. We had not made it past the foyer ( Sabotage Act IIII). The entire time my clients and myself looked at the home, the owners were in earshot. (Sabotage Act V)
Another home we saw was a vacant home. From the moment we walked in the buyers were able to wander around freely to feel and experience the home and to visualize and focus on the size, the floor-plan and how it would align with their wants needs and desires.
At the end of the showing, the clients said to me. Gosh...I can hardly remember the first home. Why were the sellers there? It would be helpful if we could see the home like we were able to see the last one.

I know it is very frustrating to encounter a seller that feels they must be present and chat the entire time we are trying to show the home. I have 1 seller that came to mind when I read this & I thought oh so true!
Amen and thanks for your insightful words. This is so true. Sometimes even though sellers want us to sell their home they do everything to keep us from doing the job.
