That was the headline on my LakeRidgeVARealEstateNews Blog on May 6th, 2011. Today is 11/16/2011. It has taken seven months to get short sale approval on the first and second trust!

I have both letters in hand!

The sellers entrusted Erick and Company to list the home for short sale on Pondwater Ct in Westridge Subdivision.Even before the listing went live on the market, we began creating the sellers marketing campaign.We concentrated on the unique features of this home. The peaceful wooded lot, the privacy and the KOI Ponds and waterfall. Everything was launched the day we placed the home in the Realtors Multiple Listing Database.

Well, lucky for the seller a frustrated commuter who lived in the Stafford Virginia area was tired of the long commute to Fort Belvoir daily.The prospective purchasers had a desire to have a home with a significant water feature and wanted a peaceful lot. One of our ads captured their attention. On paper the home appeared be something they might like.When they arrived to tour the home for sale, it was very clear that they were smitten. For them the home offered everything they had hoped for and more.  For them, it was love at first sight. 

So I am proud to say that Erick and Company has once again helped another Westridge Homeowner not only sell their home, but we worked tirelessly for seven months on a Bank of America and USAA short sale. Just having to deal with one of those banks on a file is difficult enough, but combine the two and "oh boy!" But the great news is it's over, we have both short sale letters in hand. Settlement happens before Thanksgiving! Now that's something to be thankful for.

Note: I will say the Bank of America Tweet team, really helped in our situation. Now as for USAA, their negotiators could use some help

Tamara-No kidding! The buyers consider this their dream home. Trust me when I say, I was so trilled when that email entered my mail box yesterday. The most stressful part of a short sale is this. The first approval came in 30 days ago. The junior lien was still being difficult. Knowing that I have closed every short sale listing I've taken. I suggested that the buyer move forward with removing the contingencies. That is risky because they must invest in the home inspection, the appraisal and buy the homeowners insurance policy. However, if all parties did not move forward we would never have been able to close by the Bank of America deadline. Banks still act like banks. When they grant the approval, they expect you to close asap. Each State is different and that can take 30-45 days. None of us wanted to ask BOA for an extension. The strategy worked.

Congratulations on another successful short sale.  My last USAA short sale required me to contact the CEO's office to get the negotiator moving.  It worked and we closed as well.

Cindy- I almost called you the other day to see if you have had the pleasure of dealing with USAA and to see if you had any suggestions. What I decided to do, was have the member start putting pressue on..and then the purchasers ( a 26 year USAA Member) contacted them as well.  The sad thing is the purchaser was pre-approved with USAA financing but switched financing to a local bank for the purchase when they saw how slow USAA was handling the entire short sale process of their dream home. USAA lost out on a $575,000 loan.
