Neighborhood trends is not as accurate as your local recorders office.

Hi Art, the reports are good. Instead of using a total zip code area of all properties, this model allows the consumer to limit the search to the type of home they have ( Single Family, Condo, Townhouse) Plus you can choose between 1 mile or 2 mile radius which really helps the consumer get a fell for what is selling around them. I like, and so do customers it has been well received. These reports do not formuate a $ value like Zillow. Homeowners really need a local REALTOR who knows the inventory to help them determine the selling price.

David-  Your missed the point of my post. It was to alert homeowners and buyers that they can use this tool to find out what homes are selling for in their community.The Neighborhood Trends Report is pulled from the multiple listing service, the  exact same data that is sent to the local recorders office here in Prince William County Virginia. The only thing that would be missing from the data would be all the new homes that settled near your home. It's a great tool!

David,spoken like a good appraiser should. The local recorders office will have everything including the new home and foreclosure transfers. The Neighborhood Trend Report helps the consumer get a feel for price per square foot, size of homes selling and for what price as well as how long it takes to sell a home in the readers neighborhood. A Neighborhood Trend Report is not meant to be an appraisal. It is a stepping stone to aide homeowner or buyer about market conditions. This report used along with the cost versus value report, and current inventory levels can help the homeowner or buyer decide when the time is right for them to jump into the real estate market.
