Over the past few weeks I have met with a handful of homeowners who are thinking of selling. A few are ready to buy move-up homes, another would prefer not to rent anymore and another has tenants leaving out of the blue and is frustrated with timing.
Homeownes are always amazed when I sit down with them at their home and I show them all the data. Many just feell they'd rather not deal with the hassle of selling a home during the colder months and into the holiday season. Plus, most think their are very few buyers in the winter months.

Wrong!
Homes sell all year long. Maybe not as many as spring, but keep in mind, your not the only homeowner who thinks this way.

- Fair Weather Sellers drop off the market and say " We'll try again in spring"- ( this is great for you!)
- Buyers are leery of Foreclosure and Bank Homes- " Because they are winterized and they cannot check to see if everything works. In order to do so, they need to spend their own money before they buy. "( this is great for you!)
- Homes sell on emotion. So stage and decorate your home to reflect the warmth of the season (you get to show off!)
- Fall is when government contracts open up and military folks get orders. (just be prepared to pay closing cost!)
- The rental market has skyrocketed, transferee's are weighing their options of "Rent Versus Buy" ( more buyers!)
- Less inventory, means less competition and better chance you will get your list price ( So don't over price!)
This year in the Prince William County Virginia area we have a huge advantage. Prospective home buyers who would have normally considered Stafford Virginia as a possibility, are realizing the commute is mind numbing from the district with time lines of ninety minutes or longer to and from work during peak rush hour. So if you have a home you are thinking of selling in the Woodbridge, Lake Ridge, Dumfries area, you may seriously want to think about the advantages of selling now.

I have found that the serious buyers come out in the fall/winter. The "tire kickers" tend to look in late spring/summer.
I am finding the winter to be very busy contrary to popular belief.

That is some great information you have brought up, here in Prince William County, Virginia. I find that there are less buyers out in the Fall and Winter, however they seem to be more serious then in the warmer months.
