This week I received a call from a homeowner.I have their home listed for sale in Woodbridge Virginia. The woman was upset with my choice of signage for her home.
The call went like this:
Homeowner: The call came late in the evening."Peggy, I saw some yellow signs with the price of my house on it. When I followed the signs they led to my house. Did you put them out? We don't like them."
My Response." Good Morning, I received your call last night. What is that you didn't like?"
Homeowner: "Peggy those signs have the price of my home on them and they are handwritten, they are ugly"
My Response: " Let me ask you a question. When did you notice them?
Homeowner: "Well my neighbor saw them first. Then another. So I went to look. My son even saw one when he was riding his bike. So I took them down."
My Response: " So let me ask you again. Did you notice them?"
Homeowner: She paused in confusion for a moment" Yes, I did, that is why I'm calling."
My Response: "Why did you notice them?"
Homeowner: " With frustration in her voice,because they are Ugly and they look Cheap
!"
My Response : Awesome....you just proved they work!
Homeowner: OMG! "I will go put them back out where I found them.... " She had a lightbulb moment and we laughed.
I use "Ugly Yellow Signs" on the weekends for exactly that reason.

This homeowners biggest competition a new home builder selling homes nearby in pre-construction pricing and deliveries will be in six months or longer.Their home is available for move in right now.

These signs alert the neighborhood a home is for sale nearby.

In Prince William County Virginia, their is a sign ordinance. We can only put out real estate related directional signs on weekends without penalty. So we only have the weekends to drive traffic to your home...

Peggy: What a great idea! The idea is to get the buyers and prospects to notice....Hmm!
Hi there - just doing a double-check... in my area (I work for Coldwell Banker btw), we must use our brokerage signs - perhaps so there is no confusion about who has the listing- not I but the broker.
Our name can be on the directional signs, along with our phone # but the broker's logo has to be larger than the other info and I make sure the equal housing logo, etc. appear on all my ads and signage. Just make sure that it is ok with your broker and with local ordinances. I'm all for putting the price on the sign as well, but sometimes when that info isn't shared, prospective buyers call me for that info- it is my ph# that they see.
Peggy - What a great idea. In this market you need to do things that stand out and get noticed. Great job of marketing for your sellers.

Hi Mike,per your request this is a sample of what I use. Sometimes a home is quite a distance away from the main road, these help.
We've actually used them for a decade or longer. As you can see from this example we use them for Open Houses, and extra directional signage.
Anne, Pam and Julia thanks. Try it, we've had great success with them. We also keep a big box of these in our garage and offer them up to customers to use for Garage Sales and Parties. They love the freebie from thier Realtor.
Ellie-Good advice to always check. We have signs on the property, these are just used on weekends.
