This happens when the bank determines the home should be selling for more than the listing agent listed it for and what the contract is written for.

So when you are considering making an offer on a short sale, you and your agent need to look at the latest sales to see if the price is too good to be true or if it is price at or near fair market value."If the short sale listing is priced at a ridiculously low list price, chances are good...the home will come back to the market." Why? Many buyers will walk away from the contract it the bank raises the offer. At that point the home is then noted as an Approved Short Sale. An approved short sale home can settle quicker since the bank has approved the price and terms. There is typically no negotiating at this point. It is what it is.
Moral of this story. "It is important to be set up to watch the market."The house that you did not get a chance to bid on could come back to the market if the bank raises the price and the buyer Under Contract can't get a loan for the higher price!
