Lenn- In my opinion. A good listing agent reviews the market conditions with a homeowner getting ready to sell. It is at that time, the seller must make a choice on what price they are willing to sell their home. Anyone can list a home for an over market price.  "The question I always ask at the time of listing is do you want to list your home For Sale or do you want to Sell Your Home. There is a difference." And regarding terms, sellers  most certainly control the terms of the contract. I always coached sellers on what they can expect, and what their options are.Ultimately, if a seller is not willing to budge, they have to live with the consequences. (longer time on market, vanishing buyer pool, exposure to future mortgage  payments and upkeep until the home sells. We both agree on condition.
