Home Buyers- When it's time to select a Realtor to help you find the home of your dreams, ask them how they work. Are they able to respond to your questions via text? Can they send you a photo in a few minutes a home that has none? What if you are at work, can they send you information by email so that you can respond the way you work?
Home Owners:When it is time to sell, make sure to ask questions, interview a few Realtors and ask how they work? Are they old school or new? "Will the Realtors just place a sign in the yard, a lockbox on the door and pray it will sell?" Fair Warning, if you want top $ for your home, make sure you hire a real estate professional who has the ability to broadcast the information that your home is for sale to capture the most potential buyers as possible.

HOPEFULLY, the consumer will seek an agent who knows the area, the market and has some real estate experience. Somehow, I doubt that the size of an agent's toy chest is a measure of their ability to achieve the buyer or seller's goal.
Kellie- True. I find it amazing that consumers just trust anyone to help them what is most likely the largest investment they have without doing some research ahead of time.
Lenn- Point well taken. Thank you for your comment. This is exactly why consumers who need real estate help should Google for a local real estate specialist. By doing the research and asking qualifying questions,they cannot go wrong. "Consumers need to seek out Realtors who have embraced today's technology and who have systems in place, who are able to handle objections and speed bumps throughout the selling and buying process."
Wow - this really ties in to my silly little vent about keeping up with the times! Thanks for the detailed article...almost like a shopping list! I just have to add, tools don't make the realtor! As a buyer/seller, you also want someone who is communicative, a listener, practices the application of fiduciary duty, etc.
Peggy, you've listed some great points of difference for buyers and sellers. Add those on top of your core competence, and you come out a winner.
