This week's caller called to said "Hi Peggy, I have a question? How soon do we need to think about listing our home FOR SALE if our new home that we are having built, won't be ready until mid summer?
I think my response shocked the caller. I said now!
Spring Market is here and the market is experiencing a rapid pace. Demand is high and inventory is low, therefore we should be able to negotiate favorable terms for your home. The reason, the $8000 home buyer tax incentive is the drivng force in the local real estate market, home buyers are pushing to be under contract by the April 30th deadline and in order to realize the benefit of the $8000 first time buyer credit or the $6500 move-up buyer tax credit. The catch, homes must settle by June 30th, 2010.
She said "I'm not sure we are interested in moving twice!"
I explained to the homeowners that a good Realtor always knows how to help a seller get the terms they need to sell. If your goal is to move door to door, then coordination is the key to your success. When cann we meet to discuss your options? We scheduled an appointment and this owner took my advice and will be on the market before Easter Weekend!
The Ultimate Scenerio for this seller is this:
- The seller needs a flexible purchaser who can wait until mid summer for their dream home.
- The Sellers are more than happy to list and sell before April 30th, 2010
- The seller will consider a mid June or end of June settlement.
- The Sellers prefer to do a short rent back for 45-60 days( Rent Back:Seller gets to stay in the home for 45/60 days after settlement and pays the buyer Fair Market Rent)
What's in this scenerio for a Buyer? A lot!
- Buyers are in a win/win situation. They can settle by the deadline and will realize $8000 tax credit.
- Let's say you are renting and your lease doesn't end until the end of July or August. You could finish out your lease without a penalty.
- If you settle in mid June, your first mortgage payment is not until August 1st, 2010.. However the seller will credit you rent for fourty five days that is more than enough to cover your first mortgage payment and help with your move!
- Buyers who can be flexible can win big in today's real estate market.

Thanks Gina. In the past month four homeowner's who own homes in the Prince William County Virginia area contacted me directly through my real estate blog. Two of the homeowners are already under contract here in Lake Ridge! The homeownermentioned above located in Cardinal Crest Subdivision-Woodbridge Virginia will be on the market in a week or so, and the other is an absentee owner who lives in Georgia. They called after reading a comment I made on Atlanta Georgia bloggers site. We have an appointment to meet next week so I can list their home in the Gainesville Virginia area. Sellers don't miss your golden opporunity to seize the market now.

Here...now is good...later may mean a more crowded market and a lower price....examining the days on market sure helps.
Hi Fernando, it is up to us Realtors to get the word out. Homeowners have a great opportunity to seize the market right now. I'm sure you are seeing the same in your Maryland and DC Markets as well.
Sally and David- Good Morning. You bring up a good point,. There very well be a more crowded market for sellers in the coming months. Once the tax credit incentives are gone, things could potentially slow. That is why, I suggested to this homeowner here timing is now.
Good plan. Has anyone got any details about the tax credit being given in addition to the allowable deductions for mortgage interest ?
