After an exhausting house hunting trip last weekend,my relocating clients found one the really liked. It was Vacant and Ready for a new owner and it was gorgeous from top to bottom. The home was listed by Prudential, Simpson & Associates in Stafford Virginia and owned by Prudential Relocation.
After much discussion," I helped my clients craft an offer on the property." The process was remarkably fast. With the use of Docusign ,I submitted the offer for my clients early Thursday afternoon and by close of business we had a counter from the relocation company. Along with a complete copy of the home inspection report, the termite, the well and water tests, and the radon test! Everything was in order and deficiencies had been corrected prior to Prudential Relocation taking ownership.
So in less than 48 hours, I was able to call my wonderful clients and say "Congratulations You Got The House!" They will move in, in less than 30 days!
I wonder what today's real estate world be like if Big Banks had systems in place similar to that of relocation companies?

I just wrote an email to my sister ( my assistant) this morning. "This transaction made my heart happy!" The stress of real estate has been daunting for the past three years dealing with short sales and foreclosures. This felt so good. Not only that, last week, I listed a home here in Lake Ridge Virginia for a homeowner and we had multiple offers for them within five days. That was a regular owner sale as well and will close within 30 days. I have another home going on the market today in Lake Ridge and it is a "regular owner sale" as well. No Banks to deal with. It has been a long three years since we have seen real estate transaction move this quickly. Yeah!!!
Hi Peggy, we settled a bank owned property last week as well as a "new home" purchase. You are so right. The settlement was delayed by the bank and we were blamed for missing docs. They messed up on the documents and blamed us then called us to apologize. If everyone ,including the banks, provided customer service closing would happen on time (or at least happier). The other closing on the "new home" was a pleasure all of the way thruogh and time was spent to make the transaction smooth and pleasant! We also listed a regular sell in Centreville and recieved multple offers! I feel your happiness and I to also fell that WE have other options for our clients now!

Unfortunately I don't think the banks care. The banks are also not usually acquainted with the ins and outs of buying and selling real estate. It's just numbers to them. Relocation companies do earn their referral fees.
Hi Mickey, I know!! It is so exciting to be able to really help people. I havebeen in real estate for almost twenty years now. Buying a home is suppose to a fun, exciting time. Not drudgery, stall tactic's and having to jump through hoops because a bank changes the terms of the real estate contract at the last minute!
Hi Peggy, Regular sales are so much easier than REO's. I have clients who wrote an offer on a REO two days before your clients made their offer on 103 Brooke Crest Lane, Stafford, VA 22554 and I am still waiting on the ratified contract to come back.
