Thanks Karen. Our market is fast and furious. Inventory is low, and demand for "Regular Owner" homes is high. Buyers are actively searching for homes that smell good, show well and where pride of ownership shows throughout the home. This one is truly a joy to list. The owners contacted me through an organic search Online. After looking at several canned webpages, they landed on my LakeRidgeVARealEstateNews.com blog and then contact me to help them.
Peggy: That is just great. And... I took a look at your LakeRidge blog... and it is excellent. Way to go ! I spent six years selling in your market area. The closest to you I got was in Centerville just outside of Manassas... in Crofton Commons, and a single family new home neighborhood in Manassas. Crofton Commons was with Winchester Homes, and the Manassas site was with Levitt Homes.
Hi Peggy -- what a lovely house! You did a great job showcasing it. I've never heard the term "pipestem lot." Could that be what we call a "flag lot?"
Lotte- I've never heard of a "Flag Lot". Here in Virginia a" Pipe Stem Lot" refers to any homes that are accessed by a combined driveway. Each owner has mutual rights to use the driveway and all the homes that share the combined driveway must share the expense or maintaining it.
This particular home pipestem is only shared by two homes. That is a benefit since there is so much parking for guests and this allows the home to have a much more private setting that those in the cul-de-sac that this pipestem attaches to.
Karen- I know exactly where you were. This same house built by the same builder would be up in the $400,000 price range today. The Prince William County Virginia area is still one of the most affordable for FHA and VA Buyers offers homes like this for under $350,000.
Peggy: For some reason, I think I remember that the Levitt Homes models... three of them... were on Racquet Circle off of Hastings. Do you know the area ? And, if so, what is the name of the Neighborhood... or Subdivision. For the life of me I cannot remember it.
I would have been selling them in 1988 or so... so the memory is more than a tad fuzzy.
I also sold townhomes in Crofton Commons for Winchester, and townhomes in Sully Station for The Milton Company, and townhomes for Wm Perry, I believe, off 234 in Manassas... a few miles from 66. Are you familiar with any of these areas.
I remember selling 19 homes in April of 1987 in Crofton Commons... whew !
