I had two call yesterday saying " how come there are not very many houses for sale right now? My answer everything is Under Conract. So my advice if you are thinkng of buying a home. Hi Peggy. We're experiencing a similar situation in the Arlington/Alexandria/Falls church/Mclean area.
Not much new coming on and well priced homes going under contract quickly. If people are thinking of selling now is the time. I have noted before that sellers should not take this as sign to overprice. Those homes are still not moving.

I couldn't agree with you more. Throughout my real estate career, each time our real estate market shifts like this, the first thing to be negotiated away in an offer to a seller is the buyers closing cost assistance.

Well compared to Flordia where you are and where housing inventory is abundant, we have several factors that is creating the lack of inventory.

That is great news. We are starting to see the market heading in the right direction here in Charlottesville also. I am not sure if we will have a sellers market by spring, but it is looking a lot better.
