It's Time To Sell. No What. Who do you call?
Well, that will really depends on your motivation and what your goal is. If you are just testing the waters to see what the market will accept, and time is on your side, just know all homes will sell in time.
I recently wrote a post that if your home is priced under $300,000 in the Prince William County Virginia area, chances are at the moment it will sell fairly quickly. Typically, within two weeks of listings and chances are you will have multiple offers. Sure every Realtor loves a home that sells quickly. However what about the rest of you. All of you homeowners who's homes are valued more than $350,000. The challenging news is, homes above $350,000 are taking longer to sell and homes over $500,000 even longer.
That doesn't help when you know you need to sell and your on a deadline and you need to sell your home fast! Don't just hire any Realtor. Realtors are a dime a dozen. The challenge is finding a Realtor who has embraced today's ever changing market and who has master the art of marketing to help homeowners sell fast.
Today you need a Realtor who is a Marketing Specialist.
In the old days all you needed was a Sign in the front yard, a lockbox on the door, some directional signs to the home and an add in the newspaper. Well now a days, there is a sign ordinance in Prince William County VA and Realtors are not allowed to use directional signs ( only on weekends!) and newspaper subscriptions and readership is way down. Think about it , people in your community who would typically respond to one of those Just Listed Post Cards who would normally love to buy a move-up home in your community can no longer afford to sell. Realtors need to cast the net far and wide to find your buyer.
So the way we sell homes has changed in a big way. Sure you may get a few post cards in your mailbox from the old timers who've been in the business for decades, however think about it... are those postcards for buyers? No they are for sellers! They want you to list with them.
Here's are some tips for you:
- Interview three local Realtors
- Ask them what they do from Day 1 to market your home.
- Can they prove what marketing works and what doesn't?
- Ask them if they use text messaging?
- Ask them if Buyers can access the listing by cell phone? Take a look at how buyers can access information right from the street sign!

- Ask them where your home will be advertised?
- Ask them to show you samples of their online market efforts.

Very good points Peggy. Not only can an owner find someone that is a marketing professional by shopping around, but also, one can find someone they are more likely to get along with personally. It is good to find someone you can have a personal relationship with when you are talking about a home purchase or sale.

Excellent article. I have bookmarked it and also saved the Trulia study. It reinforces the fact that on-line photos had better be excellent or potential home buyers will ignore houses that would be a good fit for them.
Home stagers will ensure the realtors job of marketing the house is an easier task by assisting the owners in bringing out the home's highlights and presenting it at its best.
Brian, that's the beauty of the internet. Sellers can do research and Google the prospective agents they are thinking of working with. From there the homeowner can narrow their search. With the addition of video and blogging, this gives the consumer a way to interview a Realtor before they even meet.

Thank you for adding a comment. Today's buyer expects a staged home! It can be as simple as decluttering and storing unused items. Sellers must put their best food forward when putting a house on the market.
