That was the call I received several weeks ago. Steve has been working in Iraq knowing that he will arrive in the states ( here in Prince William County Virginia) early next spring. He's been watching from afar the real estate market trends here in Prince William County Virginia. He has watched all the homes he likes go under contract one by one, within a few days of entering the market.
I turned him on to FranklyMLS.com and showed him how he can tell what's happening. The spread sheet format helps you visualize what homes have gone under contract and what inventory is left. " FranklyMLS.com is a real time saver for the consumer!" No more need to search a million websites..this is the Realtors active MLS Database. Steve loves the site. However his, frustration was growing. He felt that, by the time he gets here next March 2010 all the good buys would be gone, he asked "how can I buy a home in Virginia without being there?"
My answer?
"Simple...send someone you trust and together we will make it happen."
So this past Friday, his father armed with a Power of Attorney and his significant other arrived at my office from Michigan. We had two days to search and locate a home for Steve! This was possible because Steve was using Skype and we could talk as much as we wanted. Both his girlfriend and I used our iPhones to capture photo's and give Steve as much information as we could to help him make an informed decision.


We looked at all of the homes in his price range. Bank Owned Homes, Regular Owner Homes, and Short Sale homes, we saw homes with all sorts of challenges. By Saturday, one home rose to the top like cream. In fact it was a cream puff of a home in Dale City Virginia priced under $320,000 with a big yard and so many gorgeous updates. However since our area is experiencing bidding wars and time delays I felt it was best to show them what Ryan Homes had to offer Steve.. The reason... Steve,did not have to get caught up in a bidding war, or a short sale. Plus if he likes the new home, he could have a door to door move! No stress! The other reason I wanted Steve's helpers to see this community was because it is in a closeout phase and even thought he could not benefit from the $8000 tax incentive Ryan Homes ws offering $8000 toward closing costs and half off the finished basement or sun room option. It's a win win for Steve. Steve is using his VA Loan and with the closing cost NVR Mortgage is kicking in, he is practically buying this home with No Money Down!
