A Short Sale Approval Letter is the most elusive, mysterious and most anxiously awaited document in the short sale provess. In most cases someone selling their home by short sale waits months after they have agreed to sell their home to a buyer.

This short sale letter from Saxon Mortgage was a difficult one to get. The contract was received on January 13th, 2009 and we finally received the short sale approval letter on March 25th, 2009. The owners of the townhome here in Lake Ridge Virginia has purchased the home well over $300,000 back in 2005. The Fair Market Value and Appraised Value today is only $135,000. The bank has agreed to accept the $135,000 short sale contract in lieu of foreclosure..
