At the end of October 2011, we received a email from a Woodbridge Virginia homeowner who wanted to sell his home. When I called him and asked, how he heard about us, he said he found us ONLINE. He said I was on Google and I was looking for a successful REALTOR® who could help me sell my home fast.
We arranged to meet on November 3rd. I am the listing specialist for Erick and Company so when I first met the owner, my first concern when I arrived at his home was to discuss why he thought his home failed to sell twice in the past five years. You see, I do my research. His was listed with two different real estate companies.One time his home was listed for $350,000 back seven years ago and that proved to be futile. He was chasing the market down. It became apparent it was not going to sell. He withdrew from the market. Then in 2008, he realized he would have to sell by short sale. The home was priced at $135,000 in the end the home did not sell. So, I looked at all the historical information on the MLS and made a determination that I could get the job done.
Folks as early as 2005 we were in an ONLINE world. A good photo can be the difference between a buyer clicking on yours or moving on to the next home in their price range. Notice the previous photo ( 2005 and 2008) were the same photos used ONLINE. Now pay close attention. Both the previous photos and my photo marketing were taken in Fall!

I've been selling homes for a long time. Listing homes is my favorite part of my job! I truly believe Marketing Matters! This is how your home will appear ONLINE to potential buyers.
Each time an agent would call to show the home, they said. Hey, Peggy the write up sounds like it is home in good condition. I will make sure I bring my client by today. Beauty is in the eye of the buyer and the price range they can afford. My job as your listing agent is to make sure I reach the buyers who are looking for a home just like yours!
