Over the weekend I received a call from a gentlemen who was calling to ask questions about selling his home. He mentioned the community he lived in so while he was talking, I went to the Realtor MLS Database and pulled the historical data. Below is a snapshot of what has happened to home values in his community.

"When I shared with the homeowner what the homes in the neighborhood had sold for in the last six months and what the fair market rental prices were. He grew very quiet. "

That is when I shared with him, selling by Short Sale is the answer when you cannot afford to rent your home, cannot sell and break even.

The reality of how  catastrophic the loss is, is unthinkable. When the shock wore off and he realized he was in a world of hurt, He asked all the same questions every seller asks.

• How did this happen?
• What am I going to do?
• How long does it take?
• Where will I live?
• What is going to happen to my credit?
• What did I do wrong?
• And finally, can you help me?

For the most part these calls are sometimes very difficult and stressful as homeowners try to grapple with the reality of the situation. However as a Realtor®, it is my job to coach and help a homeowner understand what their options are. First, I suggest that they speak with a tax professional and an attorney just so they have a good understanding of how a short sale could have an adverse affect on his credit. 

My advice to the homeowner typically starts like this:

• You are not alone.
• Many homeowners who have been transferred, lost their jobs, or suffered a catastrophic hardship have had to deal with the reality of what happened to home values since 2006.
• You did a full documentation loan, so please don't even think someone will call you a dead beat. (Please ignore those thoughts and accusations!)
• Repeat after me "This is happening to me, I did not do this to the Bank!"
