It was December 2nd 2012 when I listed Chambord Lane for sale in the Westridge Subdivision near Lake Ridge Virginia. I had just helped the owners buy their move up home in the area. Once the move was completed, it was time to get the Chambord Lane home on the market for sale.

With the use of Social Media sites such as Active Rain, Google+, Facebook, Twitter and Craigslist we can typically get information that your home is For Sale quickly.
We do not just rely on the MLS. To make things more challenging on this one, the holidays were upon us. No Pressure! LOL!
Traffic was good however we were getting the offers we had hoped for. Then it happened. As soon as the Christmas Holiday was behind us, we received an offer for the sellers review. All went well and were ratified January 2nd. So the home was under Contract in thirty days even in the winter months!
The purchaser started the loan process with USAA Financing. Since the sellers were USAA members they were fine with that. Me...not so much. You see when you ask me to list your home for sale and get it sold. Your goal is important to me. In this case the home was already VACANT. And that meant the owners were facing two mortgage payments. I did not recommend USAA. In fact both the Purchasers agent and myself sound the alarm several times stating it was going to be a tall feat for USAA to make the proposed settlement date of February 25th.
Typically a local lender can have the purchasers loan processed and approved within thirty days.
Well just as I thought. The Buyers Agent called on the 14th of February to say The Purchasers are Fed up with the USAA Mortgage Process.
The local lender was able to turn everything around quickly and all parties met at MBH Settlements yesterday for a very nice easy settlement.
