Lake Ridge Virginia Real Estate Help For Sellers and Buyers

Yesterday while house hunting my client found the perfect home with gorgeous views of the Occoquan. It was love at first sight. He wanted to write an offer right then. We did.The only problem was, his lender letter and check book were at home. Navy Federal Credit Union wasn't open due to the holiday. We needed these items to submit with his offer today in order to get this home before someone else did.

When he arrived home, he was thinking how could he get these to me since he did not have a fax machine or scanner at home and he lived about 20 miles away. He calls me to say, I think I have an idea. Ok.... "Peggy, I think I have an App for that!"

I said, what are you talking about?

Wait a minute. A year or so ago, I know I bought an App that converts photos into PDF's. Peggy,I just sent you the photo of the lender letter and here comes one with the check. Tell me if this JotNot App works.

It worked!!!!

Both the lender letter and the check arrived in PDF form, just as if he had scanned them. Now that is a way to put a smile on a Realtor® face! I love tech savvy home buyers.

Everyone involved in this short sale had been waiting patiently since the first week of December to receive a response from the sellers bank. Then we get the call we've all been waiting for and the week it comes, our clients were in Puerto Rico visiting family! The husband was in one area visiting his relatives and the wife was in another remote area visiting her family. To make matters even more complicated we had a deadline and there were no hotel business centers or Realtor offices anywhere nearby.

Thanks to my new puppy Wes, I learned first hand that they do.

Ah the joys of having a new puppy!

Little Wes jumped up and snagged my Sony Cyber Shot  camera as it was charging!Yup you guessed...it broke. It's past it's extended warranty and the cost to fix it was cost prohibitive.

Darn the luck...

So I have thought about buying a wide angle camera for sometime now. I decided to buy the  Nikon CoolPix 10.0 Megapixel with a wide angle lens. I paid $199.00 at Best Buy. The only thing I do not like about this camera is the fact it uses rechargeable batteries, other than that it is awesome! So I am looking forward to showcases my sellers home with my new wide angle camera.

 

Here are a few photo's I had of my personal home on my computer from a year or so ago. I stood in the same place and used the wide angle lens camera. Look at the difference in the photo's. ( not the  furniture, how much of the room and features you can see!)
