I get this question a lot. I figured now is as good a time as any to share with you my thoughts on Zillow . In my opinion Zillow is a great place to do research and begin to get a feel for the market. However, I will caution you not to just take the information of the Zestimate at face value. Here is why:
Many things factor into the real Fair Market Value of your home.
Let me show you. This is a screen shot of the Zestimate for 11543 Hill Meade Lane, Woodbridge Virginia, 22192. The Zestimate shows that the value as $220,000. However, we just sold this home for $260,000!

As I shared with this homeowner and many others.In my opinion the Zillow Zestimate is just that, an estimate. Please don't panic when you look at this site to see what your home is worth. Fair Market Value of your home is not always the published Zestimate. Always investigate a bit further to see the value range. On Zillow.com when I key in 11543 Hill Meade Lane Woodbridge VA it shows the value range is between $154,000 and $253,000. ( see below)
When I listed the home, I priced it at $259,900. The reason,the home was in very good condition, it was loved and cared for. There was pride of ownership throughout, plus the lot was awesome. The home backed to the Occouqan! The great news is the appraiser agreed with me. The home settled for $260,000.
The information above is proof of why you need a good local Realtor to help you get Fair Market Value for your home. The photo to the right shows you that I just listed and sold this house for $40,000 more than the Zestimate. Click here to view how I marketed this home
What made the difference in getting this seller top dollar? Marketing! This home was not being sold as a Short Sale, Pre-foreclosure or Distress Sale. This home was well cared for, the owner was willing to give a quick answer for any and all serious offers. I really did not let the fact that there was another home on the street (same model) listed for $229,900 as a Foreclosure Sale bother me.
"So folks, when it's time to sell your home in the Prince William County Virginia area, please don't just assume that the Zillow Estimate is your Fair Market Value." Make sure you call a local Realtor who knows the area well, and who will help you determine a Fair Makret Value Price for your home. It is a Realtors job to help you get the best price and terms that current real estate market will allow.
