Home Buyers-  When it's time to select a Realtor to help you find the home of your dreams, ask them how they work. Are they able to respond to your questions via text? Can they send you a photo in a few minutes a home that has none? What if you are at work, can they send you information by email so that you can respond the way you work?

Home Owners:When it is time to sell, make sure to ask questions, interview a few Realtors and ask how they work? Are they old school or new?  "Will the Realtors just place a sign in the yard, a lockbox on the door and pray it will sell?" Fair Warning, if you want top $ for your home, make sure you hire a real estate professional who has the ability to broadcast the information that your home is for sale to capture the most potential buyers as possible.

Take a look at the Home Sale Statistic's for the Prince William County Virginia Area for March. These stats are from MRIS. Days on market are way down. Most people who are buying homes are using financing. FHA Loans, VA Loans and Conventinal Loans. The stats show that in March 89 homes purchased were purchased with CASH! Notice that 38 homes were sold by Assumption.

Prince William County Virginia Real Estate: Waterfront Living

Prince William County Virginia has many waterfront communities. We have the Potomac River, the Occoquan Reservoir, Belmont Bay, Lake Jackson, Lake Manassas, Lake Montclair, Bull Run, and if you are just searching for a home with a water view, many builders developed homes around man made Lakes and Ponds. The photo above is of a cottage I once SOLD in Lake Jackson.The community of Lake Jackson offers some of the most unique old cottage style homes built in the 1950's. The community is an eclectic collection of old and new. Over the years many of the old cottages have been restored, and some are waiting to be discovered. This is the only boating Lake in the area. It allows speed boats and jet ski's.

Dale City Virginia. Learn What Homes Are Selling For and Why So Many Buyers Are Heading There

Dale City Virginia - Where Is It, And What's The Community Like?

Dale City is about 25 miles South of DC. It's doesn't have a downtown like Old Town Manassas or Occoquan. It's not even a Home Owners Association Community. It was built before huge planned sub-divisions with amenities became the norm.Dale City is made up of dozens of neighborhoods. Dale City was started way back in the 70's by Cecil Hyton after the post war housing boom, and back then the homes were modest starter homes and small townhomes.  Today there are more than 60,000 residents and over  20,000 homes in Dale City!

It's not the Dale City most folks remember..it's changed and in a good way.

What I find most  interesting about Dale City, Virginia is, as the community was built and streets formed they were added alphabetically.( such as Ashdale, Birchdale, CherryDale and so on, all the way to Hoadly Rd where they are now building new homes in the Q Sections! I'm not sure if Cecil Hylton had that vision or master plan sketched out on a note pad way back then or if it just happened. I've lived in this area for 25 years and I've never learned that little piece of information. If someone knows, please comment below and tell us about the things you like about living there.          

From the air, I understand the community is fashioned a grid like system. Dale Blvd is the main artery which runs from I-95 (Dale City Exit) to Hoadly Rd. From beginning to end the distance is about seven miles. Whenever I have clients in the car, "I always say,if you get lost in Dale City, just get yourself onto a street that ends with Dale and you will wind up on main road. Then just decide if you need to go east or west!"

 

Did you know that if you Google Dale City, Virginia there is a wikipedia definition for it?  

Single Family Homes range in size from starter homes of 1400 sq ft up to 5000 sq ft in the Estate Series. Price ranges start at $150,000 and go up to $500,000. Search Active Homes For Sale Now  

Townhome neighborhoods range from older townhomes in the low $100,000 to large garage townhomes that boast 2400 sq ft up to $300,000.  Search Active Homes For Sale in Dale City Now

The heart of Dale City is at the corner of Minnieville Rd and Dale Blvd. There you will find four strip shopping centers, one in every direction. Potomac Mills Mall is less than five miles away. At the far end of Dale Blvd, where you find the newest built homes you will find The Boys and Girls Club and Skate Nation, as well as the Mapledale Shopping Center and then the new Food Lion Shopping Center and Harris Teeter Shopping Center on Hoadly Rd.

Some folks remember Dale City as the place with the little houses. There are still lots of little houses and many have been purchased by investors and refurbished and we are seeing neighborhoods change. The community boasts over 20,000 homes and more than 63,000 people. Take a drive one day down the Prince William Parkway, and turn left on Hoadly Rd and be prepared to see lots of affordable homes that are less than five years old! They offer high ceilings, many with luxury baths and big flat yards. Dale City is well known for larger lot sizes. Better yet, if you are someone who just hates home owners associations rules and regulations, then relax most of Dale City does not have an HOA! So if you really want to keep you boat in the driveway...you can.

Property flipping guidelines extended by FHA until May 2010! What does this mean?

I wanted to pass the following information on to all Prince William County Virginia residents. If you are in the market for a new home and you keep running into homes that say NO FHA Loans, the following post explains why.

Property Flipping guidelines extended by FHA , until May 2010!  What does this mean and who does this affect?

What is property flipping?  

No .......it's not flipping your home with another couple as seen in trading spaces on  TLC!

                                                        

FHA GUIDELINES STATE THE FOLLOWING:  

Property flipping is a practice whereby a recently acquired property is resold, often for a considerable profit.


Most property flipping occurs within days or a few weeks of acquisition and usually with only minor cosmetic improvements, if any.


While there is nothing illegal with selling properties within days of acquisition, some of these transactions are fraudulent because the condition of the property is misrepresented and/or the value of it is artificially inflated.

Effective June 9, 2008, FHA temporarily waived the property flipping rule 90-day waiting period, for homes that were foreclosed on and being sold by lenders or by property disposition firms on the behalf of lenders.  

So if you have a property that was purchased by an individual investor,  or investment group, you must must wait 90 days to DO ANYTHING!  We can not order an appraisal or case #, we can't open escrow, order title or apply for the mortgage. You can't even draw up the contract, or do inspections or the buyer will be in jeopardy of losing their deposit. There basically can be no record of any sale during that 90 day timeframe.  

This has become an issue in recent months because of the lack of knowledge of the guidelines along with the anxiousness of all parties involved.   Day 91 is when it can all begin unless the exceptions apply.

We CAN however, apply for the mortgage with a property  "to be determined "and get the buyer PRE-APPROVED. 

 

So keep this in mind when you are putting your deal together and expecting your lender to jump through hoops on day 91 and close in two weeks!

                                          

 

  

The waiver applies to owner occupants only and does not apply to people/entities that purchase foreclosures either singly or in bulk for resale. Subsequent sales of such properties will continue to be subject to the standard regulatory requirements.

 

The temporary property flipping waiver has been extended and FHA will recognize sales agreements on foreclosed properties signed by the seller and buyer on or before May 10, 2010.

 

             Do you want more BORING                      but pertinent facts you MUST know if you encounter a flip     ????

 

The only exceptions to the FHA property flipping rule are:


1. Properties acquired by an employer or relocation agency in connection with the relocation of an employee.
2. Re-sales by HUD under its Real Estate Owned (REO) program.  There are LOTS out there! And most homes can benefit from an FHA 203k streamline loan!


3. Sales by other United States Government agencies of single family properties pursuant to programs operated by these agencies.

4. HUD REO properties that were purchased by nonprofits at a discount with resale restrictions.

5. Sales of properties that are acquired by the seller through inheritance.

6. Sales of properties by state and federally-chartered financial institutions and government sponsored enterprises.

7. Sales of properties by local and state government agencies.

8. Sales of properties within Presidentially Declared Disaster Areas.

9. The restrictions do not apply to a builder selling a newly built home or building a home for a borrower.

10. The sale must be by the owner of record.

11. Appraisers are required to analyze any prior sales of a subject property in the previous three years for one to four family residential properties.

12. A lender must obtain a second appraisal by another appraiser if:
the re-sale date of a
property is between 91 and 180 days following the acquisition of the property by the seller, and
the resale price is 100 percent or more over the price paid by the seller when the
property was acquired
FHA reserves the right to require additional documentation from a lender to support the resale value of a
property if:
the resale date is more than 90 days after the date of acquisition by the seller, but before the end of the twelfth month following the date of acquisition, and the resale price is 5 percent or greater than the lowest sale price of the
property during the preceding 12 months.

Any subsequent re-sales of the properties must meet the 90 day threshold in order for the mortgage to be eligible as security for FHA insurance.

 

So remember to do your research!  We are the professionals and it is our job to know this information for our consumers.  We will save time, money and problems if we know this up front.

Woodbridge Virginia Real Estate Market Is Challenging And Brisk Heading Into Fall

Every day, all of us at Erick and Company work with home buyers who are searching for a home here in Prince William County Virginia. No matter whether you are relocating from another state or moving across town, everyone faces the same situation. That is, trying to find a home that you like, that you qualify for and one that is available. Most of you are in shock, when you the begin the process of looking for a home and  learn that the market is not only brisk , it is also extremely challenging!

Most home buyers think any home on the market is fair game. When you start searching online or you see a sign in the front yard of a home you like, you get frustrated when you learn it actually has several offers on it. If that isn't frustrating enough, after talking with a local Realtor you then learn that not every home is available to every home buyer, no matter if you are pre-approved or not. Not today!

The Reason:  The current Real Estate Market Conditions Offers Mutiple Types Of Sellers.

No FHA Loan Flips:-these homes are available only to Buyers with VA Eligibility, Conventional Home Loan Buyers and Buyers with CASH! These homes are typically under $300,000 and they are truly amazing homes that have totally been renovated. Fannie Mae Foreclosure Listings: these listings are tricky. Fannie Mae requires the listing remain on the market 5 Days for Non-investor and 15 Days for Investors. It doesn't matter if you see and make an offer on day one and offer full price or over list. They will not entertain offers until the time line up. Listing Agents are getting hammered with multiple offers and phone calls.

Bank Owned Homes/Foreclosed Homes: these homes sell quick. The buyer that offers the bank the Best Terms with the least amount of contingencies will win. This is where experience can help you draft a winning offer.

Short Sales-these homes look awesome and typically are priced at market or below. The challenge with buying a short sale is the wait time. Also you must remain flexible on the terms. For Sale By Owner- many of these sellers are trying to save money by not having a Realtor represent them. Also in most cases they are listed over the market. Most For Sale By Owners homeowners will allow for a buyer to have a Buyer Agent. This does not cost you the buyer one penny for representation. The worst thing you can do is fall in love with a home, negotiate with the seller only to learn that the appraisal came in tens of thousands to low.

Regular Owner Listings: this is a home that is occupied by the current owner and who have enough equity to be able to sell without compromise. More and more are coming on the market daily. Many of these homes can settle within 30-45 days! Realtors refer to these as normal real estate sale.

So your success will depend on your Realtor. A Realtor can scour the MLS Database quickly and check with each listing agent on the availability of a home you are interested in. A local Realtor can save you a lot of time and heartache when finding a home.
