Lake Ridge Virginia Real Estate Help For Sellers and Buyers

Weeks before I list a home for a homeowner, it is my job to customize the marketing as to attract the perfect buyer. For example the home photographed above will be coming on the market in two weeks. This is the perfect for the hobbiest and nature lover. Especially if you love Koi Ponds. This home has two! Some of the fish are over ten years of age and are almost two feet long! I asked why the neighborhood Blue Heron has not scarfed them all up. The owner explained her pond is to deep.

Currently the owners are getting the waterfall up and running, the house powerwashed and the spring yard cleanup done. All in preperation of putting their home on the market.

What makes this home unique is, it is one of only thirty five Custom Homes in Westridge Subdivision. I'll bet you didn't know that. I am one of the lucky owners to own on Tilney Court and I have had the pleasure of listing several of these homes. You see, back in 1989 when Westridge Subdivision was created the builders had a Custom Home Section and the lots ranged in size from one acre to ten acres.  Each home is different and unique inside. Who doesn't love that? A surprise each and everytime you open a front door! Well this one sits hit on a hill with a sweeping driveway, it features three sides brick and has two large fish ponds. It's Time To Sell.  No What. Who do you call?

Well, that will really depends on your motivation and what your goal is. If you are just testing the waters to see what the market will accept, and time is on your side, just know all homes will sell in time. 

I recently wrote a  post that if your home is priced under $300,000 in the Prince William County Virginia area, chances are at the moment it will sell fairly quickly. Typically, within two weeks of listings and chances are you will have multiple offers. Sure every Realtor loves a home that sells quickly. However what about the rest of you. All of you homeowners who's homes are valued more than $350,000. The challenging news is, homes above $350,000 are taking longer to sell and homes over $500,000 even longer.

That doesn't help when you know you need to sell and your on a deadline and you need to sell your home fast!  Don't just hire any Realtor. Realtors are a dime a dozen. The challenge is finding a Realtor who has embraced today's ever changing market and who has master the art of marketing to help homeowners sell fast.

Today you need a Realtor who is a Marketing Specialist.

In the old days all you needed was a Sign in the front yard, a lockbox on the door, some directional signs to the home and an add in the newspaper. Well now a days, there is a  sign ordinance in Prince William County VA and Realtors are not allowed to use directional signs ( only on weekends!) and newspaper subscriptions and readership is way down. Think about it , people in your community who would  typically respond to one of those Just Listed Post Cards who would normally love to  buy a move-up home in your community can no longer afford to sell. Realtors need to cast the net far and wide to find your buyer.

So the way we sell homes has changed in a big way. Sure you may get a few post cards in your mailbox from the old timers who've been in the business for decades, however think about it... are those postcards for buyers? No they are for sellers! They want you to list with them.

Here's are some tips for you:

1. Interview three local Realtors
2. Ask them what they do from Day 1 to market your home.
3. Can they prove what marketing works and what doesn't?
4. Ask them if they use text messaging?
5. Ask them if Buyers can access the listing by cell phone? Take a look at how buyers can access information right from the street sign!
6. We even map your home so Relocating Buyers can find it quickly!
7. Ask them where your home will be advertised?
8. Ask them to show you samples of their online market efforts.
