Lake Ridge Virginia Real Estate Help For Sellers and Buyers

It was just three weeks ago that a fellow Active Rain Member Mrytle Lemon contacted me via Active Rain. She wanted to refer a homeowner whom  had withdrawn her home from the market after a failled attempt at selling for over 109 days on the market.I knew exactly where the home was andI told her "I would love to take on that challenge!"

Within a week of initial contact, I had a listing agreement signed with the homeowner and a marketing planwas  in place.In my research  "The challenge facing this home was is simple in my book."  It wasn't necessarily price. Although, I recommended a price adjustment since we now had to do damage control since the home had failed to sell after 109 days on the market. All we had to do was capture the attention of the buying public.  It was m opinion "the home was having an identy crisis!"The front exterior appeared to suggest the home was a split level and that is how the home was listed in MLS previously. We live in Virginia where most people expect and search for colonial homes.  One step inside this home and I quickly realized, this home was not a split level. It was a Custom Built Colonial Home with a bi-level design on the rear of the home.

"I though to myself, I can market and sell this home in a heartbeat! "

I choose to lead with the photo below..This home is truly a rare find in the Woodbridge Virginia area. We are smack dap in the land of planned urban developments loaded with colonial homes. This home offered a casual rual lifestyle that many dream of but can't find. Better yet, this home was located just off Minnieville Rd in Woodbrige VA and it sits on a 2.6 acre level wooded lot.

My thought was,buyer's were making snap judgments of the home just by the way the home looked as the scrolled down the computer screen Online. So I had to use a photo that would make the buyer go inside.

Note: I met my husband Online seven years ago. I know how picky consumers can be when searching the Internet. It goes something like, seen it, don't like, not brick, Ick I don't like a split level etc...

So all this home needed was a pattern interrupt!

Success!

Erick and Company received Multiple Offers on this home within a week of listing the home for sale. And the home is now Under Contract

Let The Holiday Baking Begin!

Everyone has a favorite recipe they like for the Christmas Holidays, in our family, it is the Soft Molasses Cookie. They are big,soft, molasses cookies topped with butter cream frosting and half a walnut. This is a recipe that has been passed down in our family since the 1950's. This recipe has stood the test of time! They pack and ship well and in a closed container will last through the holidays.  Well, not in our family they hardly last a week.

Soft Old Fashion Molasses Cookies: Set oven to 375*

Cream together in a saucepan

1/2 cup butter

1 cup sugar

2 large eggs

1/3 cup brown sugar

1 cup light brown molasses

Melt over low heat until thoroughly mixed.

While that is melting, in a separate bowl mix dry ingredients:

4 cups flour

2 1/2 teaspoons cinnamon

1 teaspoon sale

1 teaspoon baking soda

After the two mixes are stirred cream them together with 3/4 cup of milk. Mix thoroughly. I use a hand mixer however my sister uses a big stand mixer either works fine. Note: they are delicious when you add raisins and chopped walnuts into the batter.

Next let batter stand for 5-10 minutes until it thickens. Grease and flour the cookie sheets( or use parchment paper) Use a tablespoon to drop spoonfuls on the cookie sheet. Bake for 12 minutes at 375*.

Remove from oven and let them cool. Once cool to the touch top with butter cream frosting and half a walnut.

Trust me...you are going to LOVE these cookies.
