Lake Ridge Virginia Real Estate Help For Sellers and Buyers

Home buyers searching for luxury homes priced between $500,000 and $1,000,000 is up. This past weekend I experience something I have never witnessed in my twenty year career. The open house I hosted for 12280 Tilney Ct, in Lake Ridge Virginia priced at $845,000 had more than forty visitors.

Even better, their have been she Realtor showings this week, and another couple is coming back to take a second look.

So, that might make you wonder. "What's happening in the luxury home market" Especially in area's where you own your home such as Lake Ridge, Hunter's Ridge, Meadowbrook Woods, Coventry Glen, River Falls, River Falls on The Occoquan,Deer Valley, Holleybrooke Estates,Gingerwood, River Bend, Classic Oaks, Fox Hollow, Omisol Estates, White Oak Estates, Ellis Plantation, Barrington Pointe, Westridge, and Crestridge.

Currently in the 22192,20112,and 22193 zip code area there are 32 Active Luxury resale homes For Sale.Of those five homes are being sold by Short Sale and currently there are none being sold by Foreclosure. The market is trying to correct. I have seen homes that were sitting on the market for a long time quickly go under contract in the past week. It appears if you want to buy a luxury home in any of the above mentioned neighborhoods, you may want to consider getting set up on Automatic Alerts. I can do that for, you contact me and tell me what you are looking for, and I will make sure you at least know that it is for sale.

In the past nine months or so, 56 luxury homes have SOLD! Sellers are having to pay some closing costs, however as inventory dwindles that begins to shift and you may not have to pay for the buyers closing cost. That will depend on how well your home shows, and how competitively you are priced.

Today, 12 Luxury Resale homes are Under Contract pending settlement!

Well, many homeowners who are calling are learning that home values have increased just enough in the Prince William County Virginia area that many are able to sell now. Typically that is a homeowner who purchased prior to 2005 and did not put a second trust on the home. ( Some have had small equity lines that were easily paid off.)

I've been writing LakeRidgeVARealEstateNews for a few years now. Blogging is a way for me to connect with folks who are searching for information online with regard to questions they have about selling or buying a home. Most search online because they are not ready to get the third degree from someone who wants to try and sell them something.

Well to date three homeowners in the area have called me directly from my blog post. I thought you might like to learn what happened to real people here in the area who called for real estate help.

The homeowners of 4206 Forge Drive were told by their mortgage company that short sale was their only option and to call a local Realtor. They started searching online and called. The owner said " I feel like I know you already!" Music to my ears. We listed their house to be sold by Short Sale. That was in March. We have secured short sale approval for the sellers and we will be closing within a few short weeks. 

 The owners of this total remodeled home were fearful. They had done a lot of work on their home. They asked around to find a good local Realtor. They said they kept hearing about Peggy James, so she decided to Google me to see if she could find some information. The owners said, they knew as soon as they saw the video and our marketing, we were the Realtors for

them. They not only got a full price offer on thier home within thirty days, we helped them buy their three car garage move-up home on acreage. The owners are thrilled!

The sellers entrusted Erick and Company to list their home for sale. Even before we actually had the listing we began creating the sellers marketing campaign. For the home located at 12290 Pondwater Ct, in Westridge Subdivisionwe concentrated on the unique features of this home.  The peaceful wooded lot, the privacy and the KOI Ponds and waterfall. Everything was launched the day we placed the home in the Realtors MLS Database.

Well, lucky for the seller a frustrated commuter who lived in the Stafford Virginia area was tired of the long commute to Fort Belvior.The prospective purchasers had a desire to have a home with a significant water feature and wanted a peaceful lot. One of our ads captured their attention. On paper the home appeared be something they might like.

When they arrived to tour the home for sale, it was very clear that they were smitten. For them the home offered everything they had hoped for and more.  For them it was love at first sight. 

So I am proud to say that Erick and Company has once again helped another Westridge Homeowner get their home go Under Contract in under 30 days. This particular home will take a little while to go to settlement, since the sellers are requesting short sale approval. However, I expect in about 60 to 90 days we will have some new neighbors inWestridge.

Well the news is in. Compared to many area's across the country the Northern Virginia seems to be holding up better than most.
