This is a question I get all the time. Homeowners like yourselves who have been bitten by the new home bug, know you can afford a larger home,and you know you need a larger home. The question is how can I accomplish this task?
Now that you are ready to start looking. You are hearing from builders,co-workers,local loan officers that very few sellers and new home builders are willing to accept contingent contracts.
Your frustration is noted. And you ask again "What is a move-up buyer to do?"
- Step #1. Sit down and talk with a local experienced REALTOR® who can help you design a plan that will work for your family.
- Step #2.Talk with a local loan officer and get pre-approved for a home loan so we know what budget you are working with.
- Step #2. If you cannot rent your home, then a Realtor® can build in a Home of Choice Contingency. This is where we let prospective buyers know right up front in the listing, that if they fall in love with your home, they must wait a short period of time for you to find your home of choice and ratify a contract.
