FRUSTRATION BUILDS

A word to the wise for anyone searching for a house in today's Prince William County real estate climate. Homes are going under contract very fast. I've been working with home buyers in the $300,000 to $400,000 price range and it's a feeding frenzy out here!

Last weekend I showed a home in Manassas Virginia that had been entered into the MLS Database on Friday afternoon. I met the client at 1pm on Sunday afternoon at the home. On the kitchen counter there were at least a dozen Realtor cards of Realtor who had come and gone. Before we were done touring the home, two more Realtors with prospective buyers were already in the home on the main level. The home was a revolving door of excited buyers. The challenge, the BANK who had the loan required that the home remain on the market for 10 days before they would review offers. They Listing Agent stated the lender wanted highest and best offers on the 10th day.

My client passed on writing on that home, since he could not bid higher than the ask price. Please as you look for homes, make sure you leave yourself room for the bidding process. Homes are priced so low now, that is the only way to get a house.

I'll give you an example, I sent one of my other clients a fresh list of homes that entered the market in his price range on Tuesday morning. The homes were stunning, exactly what he wanted, nice lots, houses in remarkable condition. We have team members who could show him the houses whenever he could break away from work. He never called, well that is not until 11 am Sundaythe June 13th asking to go at 1pm to look at homes. So as good agent I go to the computer to check the status of each home he wanted to see from the list I sent him on Tuesday. This is what I saw on the four homes he wanted to see!
