It's One Of The Toughest Short Sales I've Ever Experienced!
Last night I experienced joy for the first time all week. I was able to call one of my clients to share good news. His long six month wait for a resale town home here in Lake Ridge Virginia is finally over. I called...
Hello..Jermaine? "I have the Short Sale Approval Letter in my hand!" The listing agent just forwarded it to me, I am sending it to your loan officer and the title company right now!
I wish I could have recorded the conversation it was priceless. He laughed, his voice cracked in his excitement, he paused and said really??? I said yes...really. Then he let out a huge sigh of relief. Clearly he was overjoyed and filled with emotion!
This is a good day, this is why I'm still in real estate. It's the little wins...where I'm able to help someone get their first home. Words cannot express, how happy I am for him.
So why did it take six months to buy a house? Well the home the buyer fell in love with had two mortgages on it. The first loan was Countrywide and the second loan was with HSBC. It wasn't that long ago when a two loan short sale like this one, was something most agents were not equipped to manage. As time has gone on, those of us who handle short sales have honed our skills, and learned the art of patience and to use dozes of tenacity when needed to get you the buyer and seller results.
All I can say for sure in in this case the listing agent Traci Rochon of Keller Williams worked really hard to make this happen for her home seller who was in distress and facing a difficult time. The bank put the home on the foreclosure list to go to the courthouse steps several times during the last six month, each time she stopped it." What is just mind blowing the bank had a full price contract, with a current full vale VA Appraisal, and the buyers loan was fully approved!" We were able to get the buyers loan approved because he took a leap of faith and spent the money for the appraisal so all we would need to do is send it to the closing department and then onto the title company. Well the great news is it's now heading to settlement! The bank gave us 30 days to make that happen. ( Trust me...it will be done in a week!)
