While you all have been looking at homes since March 1st, 2011 in the Woodbridge area and surrounding communities with pools, 49 of those home have gone Under Contract is your price range! "49!" Many of the homes you looked at have Settled! Below is a snapshot from the MLS System this morning.This is proof sellers do not have to accept your LOW BALL OFFER, on average in 30 days or less they will get a full price offer! Sorry...the market in the $350,000 to $500,000 is a SELLERS MARKETright now in the Woodbridge Virginia area.
Pay close attention to the List Price versus Closed Price!
Another thing to look at on my spread sheet above are the last two columns. The homes that went under contract the fastest are homes that are what we call "Regular Owner Homes'" or "Healthy Sales".
Home Buyers house-hunting in the Spring Market typically do so because they are relocating and or want to time a move with school letting out. They cannot fuss around with a short sale or foreclosure that might close in a few months. So you are in competition with everyone who is relocating and who is ready to decide.
The Moral of this story. Pick the home you like, let us help you make a solid offer with terms the seller can live with. As you can see above, right now, most sellers are paying closing costs for you the buyer( subsidy category) . However, if the market remains tight....all bets are off you can get $10,000 or even $12,000 from a seller.
