Lake Ridge Virginia Real Estate Help For Sellers and Buyers

Many of you who in live in the Lake Ridge Virginia area know Pat. She is a long time original owner in Westridge Subdivision. Well on Friday, her journey of selling her large Westridge home and downsizing to her smaller home was finally completed. She settled on her new home!

It was located at 12291 Tilney Ct, Woodbridge Virginia.  It was early in February 2011 when she had grown frustrated with trying to sell her lovely home in Westridge. Pat purchased a brand new Ryan Home. However, in order to get the new home and lot that she wanted, she had to do a temporary move. Temporary moves are never fun, however some homes are just worth the wait. With the help and support of her family and Westridge neighbors, Pat was able to put her life on hold for a few months. The photo below is of the kitchen in the stunning Mozart Model. We had to go to Gainesville to see this model. Once she saw the model home she was SOLD,so we headed back to Woodbridge to meet with a Ryan sales person to write up the contract. I've been helping local Prince William County Virginia home buyers and sellers for a long ( long ) time and "seriously" folks, I'm not sure your purchasing power gets any better than this.  This post was inspired by an email alert I received this morning from my MLS Search System. I just saw a condo on Wasdsworth Way here in Lake Ridge Virginia where I owned and sold homes for the builder NV Homes back in 1989. I purchased one brand new in 1989 for $99,900. Today, that condo that used to sell for $219,000 a few years ago, is listed at $100,000!  WOW!

When you begin to "tip toe" into the real estate market, we can help you find what's right for you.

You might be thinking well that home is a fluke. The real estate market is not that good. Well, I'd like to share with you that over the past month, I've helped several home buyers secure dream homes. Two that come to mind were both military veterans. Both were able to use their VA Eligiblity and did not have to put down a down payment. Both received money back at the settlement table! The way I wrote the offer and negotiated on their behalf was that the only cash out of pocket from start to finish was the home inspection fee and the actual move! That is because I was able to negotiate that the sellers pay all their closing costs.Both homes were purchased at or below appraised value. We settled another purchaser last night on a foreclosure home that appraised over $15,000 more than the contract price!

So, with historical low interest rates, low, low prices in places such as Lake Ridge, Woodbridge, Montclair, Occoquan, Dale City and Dumfries.I know you have to be saying to yourself:

Yesterday was a beautiful day filled with blue sky's with white puffy clouds here in Virginia.

The Leaves are beginning to turn and fall is in the air. I didn't have any clients yesterday, so that gave me time to visit some of the new homes sites around town.

So my first stop was at Reid's Prospect. A planned community just outside the Lake Ridge city limits. The beauty of this project is you get the benefit of all of the shopping and restaurants Lake Ridge has to offer.

So why Reid's Prospect? Well because Ryland Homes just released a new section of single family lots.                        

I must say Ryland out did themselves with this product line. Two car garage single family homes under $500,000 and most prices average in the $450,000 range, some as low at $426,000! I previewed the model today and it has an amazing open floor-plan. You the kind where the family room, breakfast room and kitchen function as one big great room. What immediately struck me in this home was the huge great room on the rear of the home. Kitchen, eating space and family room were all open to one another. In fact the designers show a long pottery barn style oblong table with eight chairs and best of all it wasn't cramped!

This is exactly what buyers today want.A place where everyone can congregate. This floor-plan will suit so many types of buyers. 

Now as we headed downstairs,  I was blown away by the functionality the way the lower level was designed and functioned. My thoughts were, there is no way in the world from the outside of this home would anyone have any clue that it would be this spacious and bright. The extra wide walk up staircase and several full sized windows allowed for  natural light to flow into the lower level. This is a space as designed is truly a space everyone would retreat too. The model is a four bedroom up floor-plan with a den/guest room with bath on main level and an additional den /bedroom in the full finished walkout lower level.

Yesterday I was assisting a home buyer who has set their sites on Lake Ridge Virginia as the place they want to buy a home, raise their family and build their lives for the next ten years or so. They have been receiving automatic alerts for all the homes coming on the market in the Lake Ridge, Old Bridge Estates, Crestridge and Westridge homes.

Out of pure frustration yesterday, on a conference call they both said...

 "Gosh where are all the newer homes in Lake Ridge, Virginia?"

We have our hearts set on a home with a big kitchen and sun-room across the rear of the home. We want it light and bright with granite and vaulted ceilings. We are ready to buy asap if we can find that house Peg.

My response."I know where you can find a home that has exactly what your are looking for. However you will need to adjust your search criteria. The reason, is because Lake Ridge, Virgina was primarily built back in the early 1980's and most of the homes have long surpassed the ten year old mark. " Some of the newer sections have what you are looking. The challenge every home buyer is facing right now is the lack of inventory. So, as soon as a home is listed you will need to act quickly to beat your competition. There are many home buyers waiting for nice homes to come on the market.

I could hear the fear as they said to me. "Peggy we need a home in a few months!"

I said not to worry, that is what I am hear to help you with.I explained the reasons you have chosen Lake Ridge, Virginia to begin with, are all still here.
