If I Buy A Foreclosure And The Bank Won't Fix Anything. Should You Do A Home Inspection?

Home Inspections can save you the buyer a lot of money in the long run,and a lot less unexpected problems. In todays real estate market so many of the homes buyers have to select from are foreclosed homes and distressed properties where sellers have no disposable income to fix unexpected issues that arise.

Regarless of whether your offer is contingent upon a home inspection or not, I will always recommend a home inspection 99% of the time. Buying a home is the most expensive investment most of us will ever make and it pays to pay attention to the details. As your Realtor it is my job to coach you on your options and guide you through the process of buying and selling a home. When it's time to order the home inspection, sometimes the listing agent will order the home be de-winterized if its a Foreclosed Home. ( they give the order for water, electric and gas to be turned on for the inspection process).

Notice all the cards on that counter. Well this buyer  was nervous since she went into a bidding war within the first two days the end unit townhome hit the market. After being bid out on other offers, she finally bid high. This town home was not the best we'd seen, because of all the cosmetic issues but is was the largest in the nicest area. Lucky for her she could see past all the cosmetic things that were wrong with the Foreclosed Property.

The appraisal came in $9000 higher than the sales price!As the norm, most banks will not fix anything. However there have been times when the item is code or a risky item they will make the repair. That is a rarity. This first photo shows a leaking living room sealing. It's an easy fix of caulking around the tub upstairs. However she will have to repair and paint the ceiling below.

Next the inspector takes the buyer outside. The home has extensive exterior issues with rotted trim. These are easy to fix however require tall latters and nerves of steel. The cost to repair the exterior is going to run several thosands of dollars.
