In 2008 and 2009 Short Sales have become the norm around Prince William County Virginia, they are everywhere. That's because homeowners who are transferred, or who have lost a job or a spouse or simply the mortgage payment went through the roof cannot sell, cannot refinance and are left with short sale as the only option. Many buyers do not want to hassle with them. For those of you who do not have the paitence to sit around for months waiting for a short sale to be approved and you are shy about writing on a Foreclosed Home, just know there's such a thing as an Approved Short Sale!
For example I went to see a house today photographed below.I was alerted the house status had changed. The home is now again ACTIVE on the market as an Approved Short Sale.
Me:I called the agent to ask what the situation was.
Agent:" Well, we had a Buyer for this house, but it took Bank Of America seven months (yes 7 Months!!!) to approve the short sale. However the buyer could not meet the terms. So now we have to resell it. The bank has approved$265,000 with no closing cost help."
Me: Thank you so much, I'll get my client over there this afternoon!
