Lake Ridge Virginia Real Estate Help For Sellers and Buyers: September 2011

Battery Backup Sump Pumps Work Wonders With Heavy Rains..

Yesterday many  homeowners who live in the Prince William County Virginia area, learned quickly sump pumps cannot keep up with "twelve inches" of rain. This included me!

I was shocked to see how fast the water started to rise in our welled exit. Thank goodness we were prepared. Are you?

Welled Exit. This is were a home has a basement below grade and the builder installed a stairwell for easy access from basement to the rear ( or side ) yard of a home.  There is drain at the bottom of the exit attached to a sump pump. The sump pumps automatically turns on when water levels rise in the welled exit and goes through the sump and then it is pushed away from the house through a series of pipes.

How to avoid a wet basement. This information is based on personal experience with a well exit.

  1. Sandbag when you know a hurricane or heavy rains are coming.
  2. Buy and external sump pump for heavy rain days. Simply connect to power source outside, and to a garden house. We leave ours set up so it is ready to go if water rises.
  3. Invest in a Backup Battery Operated Sump Pump   These can keep your home safe in the event of a power outage for up to 48 hours! ( without this- your home would most likely flood in the lower level of the home)
  4. Invest in a shop vacuum. Just in case some water starts coming in.
