A Quick Update On Prince William County Real Estate Market This Month

This was the busiest Presidents Weekend I can remember since 1996.  Our office helped several buyers negotiate contracts over the weekend. Each buyer we worked with was shocked at the amount of interest in each and every home.Not only were we encountering other Realtors and Buyers in many homes, in several cases we are running into multiple offer situations. Banks are requesting highest and best offers from the get go. Typically we do not see this level of activity untill well into March and April!  Why is it so busy?

Values are down...interest rates are historically low, and the $8000 tax credit is within reach for every first time buyer! What are you waiting for? Whether you need to sell or buy..it's time!

Here's proof the Spring Market has come early this year!  I did a little research  for you.According to MRIS database this morning ,the data shows that the resale activity is brisk! This does not yet reflect all the homes that received offers over the long weekend.

 288 Detached Homes have gone Under Contract since February 1st in Prince William County

  • 5 homes priced between $600,000 and $800,000
  • 11 homes priced between $500,000 and $600,000
  • 30 homes priced between $400,000 and $500,000
  • 66 homes priced between $300,000 and $400,000
  • 63 homes priced between $200,000 and $300,000
  • 98 homes priced between $100,000 and $200,000

Note: two years ago single family homes priced under $200,000 were a rare find in Prince William County. So you can see, buyers are out and in great numbers in Prince William County.

226 Townhomes have gone Under Contract since February 1st in Prince William County

  • 2     Luxury Townhomes between $300,000 and $400,000
  • 55   Townhomes priced between $200,000 and $300,000
  • 100 Townhomes priced between $100,000 and $200,000
  • 62   Townhomes priced between $40,000 and $100,000

10 Condo's have gone Under Contract in February 2009 in Prince William County.
