The home located at 1150 Saunders Drive, Fredericksburg Virginia 22401 settled for $315,000!
Everyone said it couldn't be done. There was no way you could sell a home with an unfinished non-walkout basement in the Village of Idlewild for over $299,000. Guess they don't know me.
We had multiple offers on the home. The sellers accepted an offer and ratified the contract. Unfortunatley the appraiser felt the need to bring the value in lower that the Ratified $319,900 contract price. So back to the negotiations tables the agents went. Ultimately everyone did their part, the buyer, the buyers agent, me the listing agent and the lender to help facilitate a successful outcome. "The VA Buyer agreed to pay over the appraised value and dropped their closing cost requests. The reason the rental market is tight, resale inventory is low and new homes were beyond their reach. Today...the home at 1105 Saunder Drive in The Village of Idlewild settled at $315,000 with $0 Closing Cost Assistance!
Folks just because some homeowners in your community have opted to sell by short sale doesn't mean you have to lower your price to match. That is crazy. If everyone did that the real estate market would tumble off a cliff.
The new home builder in the community is selling like hotcakes! The base model is a twenty four hundred square foot home that starts in the $340,000 price range. The builder is selling and building and settling homes daily in the range of $340,000 up to $430,000!
This is great news for the homeowners in The Village of Idelwild.
