It was approximately six years ago when a woman called and said I was reading your blog post Look What You Can Buy Under $200,000 in Manassas Virginia. She proceed to ask "can you help me find a townhouse like that one?" I said of course I can. Let's meet soon.
Well soon after, we went house hunting. I remember that day like it was yesterday. Miss S was a pistol. Funny, happy, excited at the possibilities. It was a nice fall evening and we both had convertibles, so we felt an instant connection. It was clear she was ready to own a home. However back in 2008 not all homes were pretty and staged like they are today. It was a different time. An uncertain time. There were so many short sale and foreclosure homes in bad repair.We visited several homes and we were running out of daylight. As it turns out that house hunt was not as fruitful as we hoped.Both of us were scared out of our wits, and then within seconds busted out in uncontrollable laughter. It was hilarious and scary all at the same time. This is the blog post I wrote about how looking at foreclosure homes can lead to un-controllable laughter!
Fast forward. Miss S. found a town home (not the creepy one!)and purchased it with the First Time Buyer Tax Credit in October of 2008. Life was good. Fast forward a few years, she falls in love, gets married, turns her home into a rental. Oops!
She forgot the First Time Buyer Tax Credit must be paid back in the year the home is no longer your principal residence. Needless to say, she was not happy. She learned she should have waited another year. But hey, she was in love. She found her own renters and it is what what it was. She rented her townhouse quickly and the tenants have been the perfect tenants.
This month she called and said, " Peggy,I think it's time to sell and I would like you to list it for sale."
Well I had the pleasure of sharing with Miss S. that the Prince William County Virginia area has transitioned into a sellers market.
So that means you have timed the market well!
She signed the listing paperwork and I began to market her home. Within ten days we had an acceptable offer!
Her home will go to settlement before Memorial Day Weekend!
Not only that, she will not be writing a check at settlement.
She will be getting a hefty equity check at closing!
Not bad for someone who scraped together the three and half percent down payment and used the first time buyer tax credit to buy her home.
Lately, I have been hearing from a lot of my past clients who purchased back in 2007,2008 ad 2009 and 2010 and guess what, most of them have enough equity to sell or have learned that holding that home and turning it into a rental may make more sense.
If you are thinking of selling, agent are calling me daily asking if I have any new listings coming on the market. It's a great time to be a seller. You may be able to get your price, your terms and walk away with a nice equity check. What a difference five years can make in real estate.
